Ranges are planning numbers for Maryland, confirmed on site — not quotes. ### Storm damage? Here's exactly how the claim works. On an approved claim, your deductible is typically your out-of-pocket cost, as determined by your policy and carrier. Most homeowners don't realize their policy already covers storm damage — we've guided hundreds of Maryland families through the claim, start to finish. - 1 Free inspection & photo report. We document every sign of hail and wind damage the right way. - 2 We meet your adjuster on-site. We are on-site to answer questions so nothing legitimate gets overlooked. We do not negotiate or adjust your claim. - 3 Approved & scheduled. We document the damage for you to submit to your insurer, and once approved we install — often in a single day. - 4 You pay your deductible. On an approved claim, insurance typically covers the rest. Lifetime material + 2-year workmanship warranty. extra out-of-pocket beyond your deductible on most approved storm claims. ### Here's everything you get — and what happens if we're wrong. Plenty of estimates are a walkthrough and a verbal number. Here's what a UD inspection actually includes, free: - Full 20+ photo roof & exterior damage report — delivered same day, yours to keep - Line-item insurance-grade estimate — the same document adjusters use - On-site adjuster meeting — we present the evidence so nothing legitimate gets missed - GAF limited lifetime material warranty + 2-year workmanship warranty on every install #### The inspection and report cost you $0 . Period. No inspection fee. No report fee. No "consultation" invoice. We're a licensed contractor — the only thing you ever pay for is work you choose to hire us for. That's why we document everything properly the first time. One more thing worth knowing: most policies give you a limited window after a storm to file . Insurance policies have filing deadlines — check yours. Takes 30 seconds · No obligation · Keep the report either way ### Built across Maryland, one roof at a time ### ACV, RCV, depreciation & your deductible — decoded Storm-claim paperwork is full of jargon. Here's exactly what those words mean for your wallet — so you walk into your claim informed, not overwhelmed. #### Replacement Cost Value What it costs to replace your roof brand-new, today, at current local prices. The full job. #### Actual Cash Value RCV minus depreciation — the aged, used value of your roof at the moment of the storm. Your insurer pays this first. #### The held-back amount The gap between ACV and RCV. On an RCV policy your insurer releases it as a second check once the work is completed and verified. #### Your share The set amount you agreed to pay on a claim. On most approved storm claims, it's your only out-of-pocket cost. By law we can never pay, waive, or rebate it. #### How the money usually flows on an approved RCV claim We're your contractor, not a public adjuster: we document the damage, meet your adjuster on site, and work directly with your insurer. We never negotiate or file the claim for you and we never promise approval — that's the carrier's decision. Every policy differs; check yours. ### 139 neighbors. 4.9 stars. One trusted crew. Real results from real homeowners across Maryland — most paid only their deductible. "If you're looking for a company you can truly trust, look no further. Our house looks beautiful." ### Proudly serving Maryland Based in Bethesda, we cover Montgomery County and the surrounding Maryland counties. If you searched for a roofing company near you, this is what "local" means here: our own roofers, not a subcontracted crew dispatched from another state — working across Montgomery, Frederick, Howard, Prince George's, Anne Arundel and Carroll counties, which is why a free inspection is typically scheduled within 24 hours rather than next week. #### Not sure if storm damage hit your area? A real person confirms within one business hour (8am–7pm). Free inspection, typically within 24 hours + full photo report — free . You keep the report either way. $0-down financing available. ### What an aging roof does while you "think about it" Typical DMV ranges from real jobs and industry repair data. Every season of delay moves you further down this list. #### Granule loss becomes leaks Shingles past year 18–20 shed granules, crack, and lift. The first leak rarely shows on a ceiling until water has been sitting in the decking for months. #### Decking rot spreads silently Wet plywood and OSB lose structural strength fast. What a straightforward re-roof would have covered turns into carpentry, insulation, and drywall work. #### Insurance walks away Maryland carriers increasingly decline to renew policies on roofs past 20 years — and deny wear-related claims outright once one fails. #### Your sale price takes the hit A failed roof note on a buyer's inspection is the classic closing-table renegotiation — and buyers routinely ask for more than the roof actually costs. These are typical ranges, not quotes — your free inspection report shows exactly where your roof stands, in dated photos. ### The system, not just the shingles #### GAF Timberline HDZ standard LayerLock technology, StainGuard Plus algae protection, and eligibility for GAF's WindProven limited wind warranty — no maximum wind speed. Only factory-certified contractors can register it, and most roofers in the DMV aren't. #### Every code item, every time Full tear-off, synthetic underlayment, ice-and-water shield in valleys and eaves to Maryland code, drip edge, starter strip, ridge cap, new pipe boots, and balanced attic ventilation — the line items cheap bids quietly skip. #### One-day installs, clean exits Most full replacements finish in a single day. Magnetic nail sweep of the lawn and driveway before the crew leaves, dated photo documentation start to finish, and a project manager you can actually reach. ### Built for your roof, not a one-size catalog #### Architectural shingles GAF Timberline HDZ in the full color range, with matching ridge cap and starter — the workhorse for pitched DMV roofs, balancing 30+ year lifespan, curb appeal, and value. #### Metal & designer profiles Standing-seam and screw-down metal for homeowners who want a 40-70 year roof, plus designer/luxury shingle lines for steep-slope showpiece elevations. #### Flat & low-slope systems TPO and EPDM membranes for porches, additions, and flat sections — properly seamed and flashed where most leaks actually start. *Typical DMV ranges for an average single-family roof — size, pitch, and decking condition move the number. If the roof is fine, that goes in writing too. Not ready for a visit? Start with a free roof check from your couch. #### Materials, color & a fixed price You pick from the full GAF Timberline HDZ color range — or step up to designer shingles or metal — and get one exact, written number. No allowances, no "call for pricing." $0-down financing with terms from 12 to 180 months (on approved credit) turns it into a monthly payment if you'd rather not write the check. #### Tear-off & install day Landscaping tarped, old roof stripped to the deck, decking repaired where needed — then the full code system goes on: synthetic underlayment, ice-and-water shield, drip edge, starter strip, ridge vent, new pipe boots. Most homes are watertight again the same evening. #### Magnet sweep & final walkthrough The crew runs magnetic sweeps across the lawn, beds, and driveway for stray nails, hauls every scrap of debris, and the project manager walks the finished roof with you against dated completion photos before anyone calls it done. #### Warranty registration, filed for you As a GAF Certified contractor we register your lifetime limited material coverage — including WindProven eligibility most roofers can't offer — and put our 2-year workmanship warranty on paper with our MHIC licence number on it. ### Credentials on paper, not just on the truck Family-owned and operating across Maryland since 2005. Every contract carries our license numbers, every crew is GAF Certified, and every job is backed in writing. ### Most $15,000 roofs started as $500 problems A lifted shingle, a cracked pipe boot, sealant past its service life — caught in an annual inspection, they're minor line items. Ignored, they become decking rot, insulation replacement, and drywall repair. That's why the 20-point inspection is free: catching problems early is cheaper for you and easier for us. It's a $400 service. You pay nothing, and you keep the dated photo report either way. ### Straight answers #### How long does a roof replacement take? Most full residential roof replacements by United Developers are completed in one day, weather permitting. #### What roofing materials do you install? GAF Timberline HDZ architectural shingles standard, plus metal (standing seam and screw-down), and flat/low-slope TPO and EPDM systems. #### Is the inspection really free? Yes — free, within 24 hours, with a photo report you keep either way. No obligation. #### What warranty comes with a new roof? Lifetime limited material coverage on GAF shingles plus a 2-year United Developers workmanship warranty. As a GAF Certified contractor we can register enhanced manufacturer warranties most roofers cannot. #### What does a roof replacement cost in Maryland? What it comes to is set by your roof rather than by the town: the squares it measures, the pitch, how many layers are already up there, the decking underneath and the access. standing-seam metal and flat membrane systems price differently. Your free inspection produces an exact fixed price — or the instant online quote gives you a 60-second ballpark. #### Will insurance cover my roof replacement in Maryland? Only if the damage came from a covered event — wind, hail, or fallen limbs — rather than age. Insurance-claim roofing is its own process with filing deadlines, dated documentation, and an adjuster meeting, and we handle it end to end on our storm restoration page. If your roof is simply worn out, we'll say so — and quote the replacement honestly instead of chasing a claim that will be denied. #### How do I compare roof replacement quotes near me? Line by line. A real quote names the shingle (not "architectural shingles"), and prices tear-off, ice-and-water shield, drip edge, ventilation, and decking repair separately — the items cheap bids omit and charge for later. Our Bethesda cost guide breaks down what each line should run in Montgomery County, so you can hold any roofer's number — including ours — up to the light. #### Can I finance a new roof with $0 down? Yes. Approved homeowners can spread a roof replacement across 12 to 180 months with nothing down, which usually lands the payment near a utility bill. Details are on the financing page , and the pre-check during your free inspection takes minutes without affecting your credit. ### Free inspection. Real photos. A real number. A real person confirms within one business hour (8am–7pm). Free inspection, typically within 24 hours + full photo report — free . You keep the report either way. $0-down financing available. ### The expensive part of asphalt is buying it twice A metal roof costs more on day one. Here's what the cheaper roof actually costs over the life of your house — typical DMV ranges. #### You buy the same roof 2–3 times Asphalt lasts 15–20 years in the DMV freeze-thaw. Stay in your home long enough and you'll pay for a second tear-off — at future prices, with future disruption. #### Hail totals asphalt roofs The hail that bruises shingles into an insurance claim usually just glances off metal. Fewer claims means fewer deductibles — and fewer premium hikes. #### Dark shingles cook your attic Asphalt absorbs summer heat and radiates it into the attic all evening. Reflective Kynar-finish metal sends it back at the sky instead. #### Cheap metal is a false economy Bargain screw-down installs with unplugged fastener plans start leaking at year 10–15 as gaskets age and screws back out — then you pay for chasing leaks across the whole field. Typical ranges, not quotes. The free inspection prices metal and asphalt side by side for your roof, in writing. ### What metal buys you over asphalt #### 2-3x the lifespan Asphalt runs 15–20 years in the DMV's freeze-thaw cycles. Properly installed standing seam runs 40-70. You buy one roof instead of three. #### Storm resilience Metal sheds hail that bruises asphalt and holds seam integrity in winds that strip shingles. Insurance carriers know it — some offer premium credits for impact-rated metal roofs. #### Energy savings Reflective Kynar finishes cut summer attic temperatures and cooling bills — a real number in Maryland's humid summers — and many panels qualify as cool roofs. ### Standing seam vs. screw-down #### Standing seam Concealed-fastener panels with raised, interlocking seams — no exposed screws to back out and leak. The premium residential choice, with clean lines and the longest service life. Available in snap-lock and mechanically-seamed profiles. #### Exposed-fastener (screw-down) Ribbed panels fastened through the face — a lower-cost metal option well suited to outbuildings, barns, and some low-slope sections, installed with proper gasketed fasteners and a fastener-replacement plan. #### Substrate done right Whichever panel, the roof is only as good as what's under it. We typically tear off to inspect and repair decking, lay a high-temp underlayment, and detail every valley, penetration, and transition before a panel goes down. *Typical DMV ranges for an average single-family roof. $0-down financing spreads standing seam into a predictable monthly payment — your free inspection produces exact numbers. ### Standing seam we've installed across Maryland Actual United Developers metal projects — not stock photos. ### From side-by-side math to a seamed, swept roof A metal roof is a precision job — panels cut to your roof, details done once, correctly. Here's the sequence, first call to registered warranty. #### Inspection with metal and asphalt priced side by side A specialist measures the roof, documents its condition with dated photos, and prices standing seam against architectural asphalt for your home — so the 40-year math is real numbers, not brochure talk. If metal isn't right for your roof, that goes in writing too. #### Profile, gauge & finish selection Snap-lock or mechanically-seamed standing seam, metal shingle, or screw-down for outbuildings — in 24-gauge steel with Kynar 500 finishes that hold color for decades. $0-down financing from 12 to 180 months (on approved credit) spreads a forever roof into a monthly payment. #### Tear-off & substrate prep We strip to the deck, repair any soft decking, lay high-temp underlayment, and detail every valley, penetration, and transition — the parts that decide whether a 70-year panel actually gets to live 70 years. #### Panels formed, hung & seamed Panels are cut to your roof's exact lengths, clipped down with concealed fasteners, and seamed — no exposed screws to back out and leak on a standing-seam field. Flashing and ridge details finish in matching Kynar stock. #### Magnet sweep, walkthrough & warranty Metal offcuts and fasteners are magnet-swept from lawn and beds, you walk the finished roof with the project manager, and the manufacturer's finish/substrate warranty plus our 2-year workmanship warranty go in writing. ### Credentials on paper, not just on the truck Family-owned and operating across Maryland since 2005. Every contract carries our license numbers, every crew is GAF Certified, and every job is backed in writing. ### Even a 70-year roof deserves a 10-minute checkup Metal wins on lifespan because there's almost nothing to fail — but sealants at penetrations and fasteners on older screw-down roofs still age. An annual inspection catches those small items while they're service calls, and if you're still on asphalt, it tells you honestly how many years you have left to plan the upgrade. It's a $400 service, free — and the dated photo report is yours either way. ### Straight answers #### Is a metal roof louder in rain? No — over solid decking and underlayment, a metal roof is no louder than asphalt. The rain-on-a-barn sound comes from open-frame structures. #### Can you install metal over my existing shingles? Sometimes, but we usually recommend tear-off so decking issues get found and fixed — that's what protects the 40-70 year lifespan. #### Does metal cost more? Upfront, yes — typically 2-3x asphalt. Over the roof's life it's usually cheaper per year, and it adds resale value. #### Standing seam or screw-down? Standing seam hides its fasteners and is the premium residential choice; exposed-fastener screw-down panels cost less and suit outbuildings and some low-slope sections. We recommend based on your roof, not our margin. #### What gauge and finish do you install? Residential standing seam is 24-gauge steel standard with Kynar 500 (PVDF) finishes — the coating that holds color for decades instead of chalking. Screw-down panels for outbuildings run 26–29 gauge with gasketed fasteners and a written fastener-maintenance plan. #### How much does a metal roof cost in Montgomery County? Standing seam runs roughly two and a half times architectural asphalt on the same roof, and metal shingle a little under twice. Roof size, pitch, and detail work move the number, which is why we quote from measurements, not square-footage folklore — our Bethesda cost guide shows how local pricing breaks down, our Montgomery County metal roofing page publishes the per-square price-book rates, and the free inspection produces your exact figure in writing. #### Can I finance a metal roof with $0 down? Yes — and metal is where long financing terms earn their keep: $0 down across 12 to 180 months (on approved credit) on a roof that outlasts the loan by decades. Details on the financing page ; the pre-check takes minutes during your inspection. #### Does hail total a metal roof the way it does asphalt? Rarely. Hail that bruises asphalt into an insurance claim usually just glances off 24-gauge steel — cosmetic dings at worst. If a storm already hit your current asphalt roof, that's a different conversation: get it documented through storm restoration first, because some homeowners put claim proceeds toward upgrading to metal, paying only the difference plus deductible. ### Free inspection. We hang panels on concealed clips engineered for that movement — panels fastened as though they were static oil-can, and eventually tear at the fastener. #### Trim bent on site, not caulked on Ridge, hip, valley, rake and wall transitions are custom-bent for your roof. Trim is where a metal roof is won or lost — it is the line item that separates a roof at twenty years from one being patched at eight. #### Honest fit assessment, free Metal earns its premium on long clean runs and homes you intend to keep. If your roof is broken up by dormers, valleys and a turret, we will show you the math for why asphalt wins — before you spend anything. See your number with our instant satellite quote , or check the live storm tracker for recent hail near you. ### Free inspection, typically within 24 hours + full photo report — free. The photo report is yours to keep either way, at no cost. It tells you whether your roof is a metal candidate — and what both systems would cost on your exact house. ### Montgomery County metal roofing prices, from our published price book Most roofers make you sit through a sales visit to hear a number. Ours are published. These are retail list rates for Montgomery County — per square (100 sq ft), installed: Custom-bent ridge, hip and valley trim is quoted per linear foot on top of the panel rate, and metal carries a permit and engineering-letter line that asphalt does not. List rates are not a quote — the real number comes off a measurement of your roof, which the free inspection produces. #### When metal is the right call on a Montgomery County house — and when it is not Metal earns its premium in three situations, and we will tell you when yours is not one of them. Low-slope and porch roofs — common on Takoma Park and Kensington victorians and on additions countywide — where asphalt was never really appropriate and has been failing on a cycle. Long, simple, uninterrupted runs — the post-war ranches of Wheaton, Olney and Aspen Hill and the farmhouses of Poolesville, Damascus and Barnesville are ideal standing-seam candidates. And houses you intend to keep : at a 40–70 year service life, metal is the cheaper roof per year, but only if you are still there to collect it. The place metal often loses: Bethesda and Chevy Chase tudors and colonials broken up by six dormers, three valleys and a chimney chase — there, custom bending climbs faster than the benefit, and we will usually show you a designer asphalt system instead. #### Who issues the permit Roof replacement anywhere in Montgomery County is permitted through the Montgomery County Department of Permitting Services . Homes in designated historic districts — Takoma Park, Kensington's old town, Battery Park in Bethesda — have an additional historic-preservation review for exterior changes visible from the street, and a standing-seam profile change usually triggers it. We pull the permit and handle the review as part of the job — you do not file anything yourself. #### The parts of a metal quote people get caught by - Gauge and coating. 24-gauge with a PVDF (Kynar-class) finish and 29-gauge with a polyester paint are both "a metal roof" on a proposal. They are not the same roof. Ask for the gauge and the coating system in writing. - Thermal movement. Panels must hang on clips that let them grow and shrink. Face-fastened panels are cheaper to install and show it within a decade. - Trim is where metal is won or lost. Ridge, hip, valley, rake and wall transitions are custom-bent on site. This is the line item worth reading closely on any competing quote. - Underlayment. A 50-year panel over a 15-year felt is a 15-year roof. High-temperature synthetic or ice-and-water membrane belongs under standing seam. Permit authority and code requirements are summarized for general guidance and can change; we confirm the current requirements for your specific parcel before work begins. Cost ranges are estimates — an on-site inspection produces the actual number. ### Straight answers About $1,445 per square (100 sq ft) installed for 24-gauge standing seam — roughly $29,000–$43,000 on a typical 20–30 square home — against about $848 per square for architectural asphalt. Trim per linear foot and a permit/engineering line come on top. Retail list rates from our published price book; the free inspection produces your exact number. At 40–70 years of service against 25–30, metal is usually the cheaper roof per year — if you stay long enough to collect. It wins on long clean runs and low-slope sections; it loses on heavily dormered roofs where custom bending drives cost faster than benefit. We will show you the math for your house either way. You keep the report either way, at no cost. ### What ignoring storm damage actually costs you Storm damage doesn't announce itself — and the clock on your claim starts the day the storm passes, not the day you notice the leak. #### Your filing window is closing Most homeowner policies require prompt notice, and many carriers hold storm claims to a filing window of roughly one year from the storm date. Miss it, and a covered roof becomes your bill. #### Hail damage hides for a year Hail bruises the shingle mat without tearing it. The roof looks fine from the driveway, then leaks 12–24 months later — when the carrier can call it "wear and tear" and deny it. #### The next storm finishes the job Wind-creased shingles have broken seals. The next 40-mph gust peels them off in sheets — and now it's emergency tarping, wet insulation, and ceiling repair. Emergency? Get same-day tarping → #### Bad documentation sinks good claims Storm-chaser "free inspections" with no photo record, no dated report, and no adjuster meeting are how legitimate claims get denied — then the crew is gone. Typical ranges and policy terms vary — your policy controls. The free inspection gives you a dated, carrier-ready photo record either way. ### From inspection to a finished roof — without the guesswork A storm claim is a paperwork race with a filing deadline. Here's the exact order we run it in — and where you are in it at every step. #### Free storm inspection, typically within 24 hours A specialist documents hail bruising, wind creasing, and soft-metal dents with a dated, carrier-ready photo report you keep — whether you file or not. Not sure a storm even crossed your street? Check the storm tracker first. #### You file — with evidence in hand You call your carrier and open the claim; the dated report means you're filing with documentation instead of a hunch. The claim is yours, and we never promise approval — that's the carrier's decision. #### We meet your adjuster on the roof Our specialist walks every slope with the adjuster so legitimate storm damage gets seen, not skimmed — and code-required items adjusters commonly miss (ice-and-water shield, drip edge, ventilation) get documented and submitted as supplements so the scope matches what your roof actually needs. #### Approved & installed — usually in one day GAF Certified crews install the full code system — GAF Timberline HDZ standard, synthetic underlayment, ice-and-water shield, new flashing — with the same magnet sweep and cleanup as any retail job. #### Walkthrough, paperwork & warranty Final walkthrough against dated completion photos, carrier paperwork closed out, and your lifetime material + 2-year workmanship coverage registered in writing. On an approved claim, your deductible is typically your only out-of-pocket cost — and we never pay, waive, or rebate it. ### Documented, approved, rebuilt Actual United Developers storm projects across Maryland — not stock photos. ### Hail, wind, or just age — they read differently on a roof Carriers cover sudden storm damage, not wear. The distinction decides your claim — and it's exactly what the dated photo report pins down. Most roofs show a mix — which is why the free inspection photographs everything and labels each finding, so you and your carrier are looking at the same evidence. ### Straight, honest, and compliant We're your contractor, not a public adjuster. That means we provide the documentation your insurance company needs , document the damage thoroughly, meet your adjuster on site, and guide you through the whole claims process. The claim is yours — we never negotiate it for you, and by law in Maryland we can never pay, waive, or rebate your deductible. What we can promise: an honest inspection, a factual photo report, and a roof done right. On an approved storm claim, your deductible is typically your out-of-pocket cost. ### A dated photo report is the difference between approved and denied Carriers approve what's documented, when it's documented. An inspection within days of the storm — hail bruising, wind creasing, soft-metal dents, all time-stamped — is evidence. The same damage "discovered" 18 months later is an argument. That's why the storm inspection is free: it's a $400 service, you pay nothing, and the carrier-ready report is yours whether you file or not. ### Who you want standing next to your adjuster Storm chasers leave town when the season ends. We've been at the same Bethesda address doing storm damage repair across Montgomery County since 2005 — and we'll still be here when your warranty question comes up in year six. ### Straight answers #### Does my insurance cover storm roof damage? Often yes for hail and wind. The free inspection documents it, and we provide the documentation and written estimate your insurer needs, and meet your adjuster on site. We can never promise approval — that's the carrier's decision. #### How much will I pay out of pocket? On an approved storm claim, your deductible is typically your out-of-pocket cost. We never pay, waive, or rebate a deductible — that's illegal in Maryland. #### How fast can you inspect my roof? Within 24 hours across Maryland, with a photo report you keep either way. No obligation. #### How long do I have to file a storm claim? Your policy controls, but most carriers require prompt notice and many hold storm claims to roughly a one-year filing window from the storm date. The safest move is a documented inspection now — the dated report preserves your options even if you decide to file later. #### What does hail and wind damage actually look like? Hail leaves soft, dark bruises in the shingle mat and dents in gutters, downspouts, and vents. Wind leaves creased or lifted tabs with broken seal strips, often on one or two slopes. Most of it is invisible from the ground — which is exactly why drive-by self-checks miss it. #### Should I call my insurance company or a roofer first? Get the roof documented first. Filing before anyone has been on the roof means your carrier's first record of the damage is a guess — and a denied claim is hard to reopen. A dated inspection report, or even the two-minute online free roof check as a starting point, means you open the claim with evidence. We never promise approval; we make sure the damage that exists gets seen. #### Do you handle storm damage repair near me in Montgomery County? Yes — Bethesda, Rockville, Silver Spring, Gaithersburg, Potomac, and across Montgomery County, with local crews rather than out-of-state storm teams. See storm damage repair in Bethesda for how a typical claim runs in your area. #### My deductible is steep — what are my options? By law we can never pay, waive, or rebate a deductible in Maryland — anyone who offers to is describing insurance fraud. What we can do is spread your out-of-pocket cost with $0-down financing from 12 to 180 months on approved credit, so a $1,500–$2,500 deductible doesn't delay a covered roof. ### Think the last storm hit your roof? You keep the report either way. $0-down financing available. ### Failed siding doesn't stay a cosmetic problem Cracked panels and open seams look like a paint-and-patch job. What's happening behind them is the expensive part. Typical DMV ranges below. #### Water gets behind the wall One cracked panel or open J-channel wicks water past the housewrap. Sheathing rots invisibly for years — you find out when a wall goes soft. #### Your HVAC pays the difference Gapped, warped siding leaks air at every seam. Heating and cooling loss through a poor envelope is a bill you pay every single month. #### Moisture invites mold & pests A damp wall cavity is exactly what mold, carpenter ants, and mice are looking for. Remediation is a separate licensed trade with separate pricing. #### Buyers see it from the street Faded, hail-pocked, or mismatched siding is the first thing a listing photo shows. Buyers discount for it — usually by more than the siding costs. Typical ranges, not quotes. The free inspection tells you — with dated photos — whether your siding is cosmetic, compromised, or claimable. ### Curb appeal you see, performance you feel #### Curb appeal & resale New siding is the single biggest exterior facelift a house can get — fresh color, crisp trim, and lines that read as a recently updated home the day it goes on the market. #### A tighter, drier envelope We don't just hang panels. We inspect the sheathing, install a proper housewrap and flashing at every window and door, and stop the air infiltration that drives up heating and cooling bills. #### One accountable crew Roof, siding, gutters, and trim handled by the same licensed company — no finger-pointing between trades when the elevations have to line up. ### Vinyl vs. fiber cement #### Insulated vinyl The value leader — color-through panels that never need repainting, low maintenance, and insulated backing options that add R-value. A wide profile and color range to match any DMV neighborhood. #### Fiber cement James Hardie-style board that reads as premium, takes paint beautifully, and resists impact, rot, and fire far better than vinyl. The choice when you want a wood look that lasts decades. #### Trim, soffit & fascia A siding job is only as clean as its details — wrapped windows, new corner posts, soffit and fascia, and matched accessories so the whole elevation finishes tight. *The vinyl and engineered-wood columns are typical Maryland market ranges. The fiber cement column is our own published rate and it is the one that applies to your quote: $16.50 per square foot installed for James Hardie ColorPlus, plus $5.20 per square foot for HardieTrim at windows, doors and corners, $2.40 per square foot to remove and haul the existing siding, and $1.35 per square foot for a full taped weather-resistive barrier. Sheathing repair is $2.25 per square foot and is billed only where rot is actually found. Wall area, stories and trim scope move the total; we measure the elevations and quote both systems side by side, in writing, before anything is ordered. Looking to replace aluminum siding ? Many Maryland homes built before 1980 still wear their original aluminum panels — and hail leaves permanent dents in aluminum that insurers routinely recognize as storm damage. We handle aluminum siding removal and replacement across Maryland: the old aluminum comes off, the sheathing underneath gets inspected, and modern insulated vinyl or fiber cement goes on — with every dented elevation photographed and documented in case your policy covers the upgrade. ### Exteriors we've rebuilt across Maryland Actual United Developers projects — roofing, siding, and trim handled by one accountable crew. ### That's a different playbook If a recent storm crossed your county, siding is often part of the damage — and it's a different process. We keep all storm and insurance guidance on one page. See how storm restoration works → ### From elevation walk to a sealed envelope A siding job succeeds or fails at the details you never see again — housewrap, flashing, sheathing. Here's the order we do it in, so those details are right before a single panel hides them. #### Every elevation, documented A specialist walks all four sides — panels, seams, caulk lines, trim — with dated photos. Hail-pocked or wind-torn siding gets flagged as potentially claimable while it still is; ordinary wear gets called ordinary wear. #### Material, color & trim selection Insulated vinyl, fiber cement, and engineered wood priced side by side against your actual wall area — with profile and color samples you can hold against the brick, not squint at on a screen. $0-down financing from 12 to 180 months (on approved credit) is quoted alongside. #### Permits, ordering & prep We pull any required permits, order to your measurements, and protect landscaping and walkways before the first panel comes off. If a storm claim is involved, adjuster meetings happen in this window. #### Strip, inspect, wrap, hang Old siding comes off, sheathing gets inspected and replaced where it's soft, then proper housewrap and flashing go on at every window and door before new panels, wrapped trim, soffit, and fascia finish each elevation tight. #### Walkthrough, cleanup & warranty Magnet sweep for fasteners, every scrap hauled, and a walkthrough of all four elevations against the photo record — then the manufacturer's warranty plus our 2-year workmanship warranty, in writing. ### Credentials on paper, not just on the truck Family-owned and operating across Maryland since 2005. Every contract carries our license numbers, every crew is fully insured, and every job is backed in writing. ### A $12,000 wall repair starts as one cracked panel Siding failures are cheap to fix the year they happen and expensive every year after. Our free annual exterior inspection walks every elevation — panels, seams, flashing, caulk lines — and documents anything storm-related while it's still claimable. It's a $400 service. You pay nothing, and the dated photo report is yours either way. ### Siding on Bethesda and Montgomery County houses Much of Bethesda inside the Beltway is 1920s–1950s colonials and capes on modest lots, with 1990s-onward tear-downs and rear additions between them. On the older houses, the siding you see is often not the first layer: what is underneath, and the condition of the sheathing, decides whether we strip to the wall or not. We open a test section and photograph it before we price. Parts of Bethesda and Chevy Chase sit inside designated historic districts. In Montgomery County, exterior changes to a house in a designated historic district go through the Historic Preservation Commission's Historic Area Work Permit (HAWP) before work starts, and siding material and profile are exactly what that review looks at. We check your address against the historic designations before you choose a product. Rockville and Gaithersburg run their own permit offices: the City of Rockville (240-314-8200) and the City of Gaithersburg (301-258-6330). Elsewhere in the county, including Bethesda, Potomac and Silver Spring, it is Montgomery County DPS (240-777-0311). ### Siding on Arlington, McLean, Fairfax and Alexandria houses Arlington's 1930s–1950s colonials and Cape Cods are mostly brick below with wood, asbestos-cement or aluminum above, and the gable ends and dormers are where siding fails first. McLean, Vienna and the rest of Fairfax County are largely 1960s–1980s colonials, split-levels and townhouses whose original hardboard or first-generation vinyl is at the end of its life. We open a test section before pricing, because what is underneath decides the job. Inside the City of Alexandria's historic districts, including Old Town, exterior changes go through the Board of Architectural Review before work starts, and siding material and profile are exactly what it reviews. Townhouse and HOA communities across Fairfax County usually have their own architectural approval as well. We check both before you choose a product. Permits: Arlington County's Permit Arlington Center (703-228-3800), Fairfax County Land Development Services (703-222-0801), and the City of Alexandria's Code Administration (703-746-4311). ### Straight answers #### Vinyl or fiber cement — which should I pick? Vinyl is lighter on budget and maintenance; fiber cement takes paint, reads as premium, and resists impact better. We quote both so you compare real numbers. #### Can insurance cover siding? If it's storm damage, often yes — siding is a standard claim line item. We document all elevations during the free inspection, provide the documentation your insurer needs, and meet your adjuster on site. On an approved claim, your deductible is typically your out-of-pocket cost. Your policy and carrier determine coverage. #### Will new siding lower my energy bills? Insulated and properly housewrapped siding reduces drafts and air infiltration. Combined with sealing the envelope, most homeowners notice steadier indoor temperatures. #### What does new siding cost in the DMV? What a wall costs is set by its area, the number of stories, and how much trim and detail work goes with it — which is why we measure before we quote. Your free inspection produces exact side-by-side numbers in writing — and $0-down financing is available. #### How long does a siding job take? Most single-family homes take 3–5 working days including trim, soffit, and cleanup. We pull any required permits and protect landscaping while we work. #### Is engineered wood siding worth considering? Increasingly, yes. It gives you real wood-grain warmth, weighs less than fiber cement (which keeps labor and detailing cleaner), and modern treatments handle rot and pests well. It sits between vinyl and fiber cement on price — which is exactly why we quote all three against your actual wall area instead of pushing one. #### Do you replace aluminum siding? Yes — aluminum siding removal and replacement is one of our most common siding jobs in MD. Pre-1980 homes often carry original aluminum siding, and hail dents it permanently, which insurers routinely treat as storm damage. We remove the old aluminum panels, inspect the sheathing beneath, and install modern insulated vinyl or fiber cement — documenting every dented elevation with dated photos for your claim. #### Do you do siding near me in Bethesda and Montgomery County? Yes — the same local crews that handle our roofing cover Bethesda , Chevy Chase, Potomac, Rockville, Silver Spring, and the rest of Montgomery County. As a Montgomery County siding contractor we also know which HOAs and historic districts have color and material rules — and we handle that paperwork. #### Should I do the roof and siding together? If both are near end of life, yes — flashing, housewrap, drip edge, and trim all interlock where roof meets wall, and one crew doing both means that joint is detailed once, correctly. Start with the 60-second instant quote for the roof side, and the free inspection prices the combined project with one $0-down financing plan. ### Free inspection. Real photos. A real number. Typical DMV damage costs below — every one of them starts with water going where a gutter should have taken it. #### Foundation & basement damage Overflowing gutters dump roof water beside the footing. Two winters of that means hydrostatic pressure, cracked foundation walls, and a wet basement. #### Fascia & soffit rot A gutter that overflows at the back edge soaks the fascia board holding it up. Rot spreads to the soffit and rafter tails before you see a stain. #### Ice dams in January Clogged gutters freeze solid, melting snow backs up behind the ice, and water goes under the shingles and into the ceiling — DMV freeze-thaw is built for this. #### Erosion, mold & crawlspace damp Concentrated overflow trenches your landscaping, splashes siding, and keeps crawlspaces damp — the moisture mold needs, delivered every storm. Typical ranges, not quotes. A full seamless system usually costs less than any single line above — the free inspection tells you what yours needs. ### Engineered to move water, not just hang there #### Protect the foundation A sagging or undersized gutter doesn't look like an emergency — until water spends two winters dumping next to the foundation. Properly pitched gutters and downspout extensions carry it away before it cracks footings or floods a basement. #### Sized to your roof We size systems to your roof's actual drainage area — six-inch gutters and oversized downspouts for big roof planes, not whatever's on the truck — and pitch each run so it drains instead of pooling. #### Anchored to last Hidden hangers screwed into the fascia, not spikes that back out after a few freeze-thaw cycles. Tight, clean miters at every corner and sealed end caps. ### Seamless systems and guards #### Seamless 5" & 6" K-style Run on site from a single coil so the only joints are at corners and downspouts — far fewer leak points than sectional gutters. Aluminum in a full color range to match trim or fascia. #### Downspouts & drainage Properly sized 2x3 and 3x4 downspouts placed to actually clear the water your roof produces, with extensions and splash blocks that move it well away from the wall. #### Leaf guards Quality micro-mesh and screen guards that cut cleaning from twice a year to almost never — installed in styles that do not void your shingle manufacturer's warranty. *The first, second and fourth columns are typical Maryland market ranges for products we do not install. The third is our own published rate , and it is the one that applies to your quote: $17.50 per linear foot installed for 6″ seamless aluminum, $16.00 per linear foot for 3x4 oversized downspout, and $13.50 per linear foot for stainless micro-mesh leaf guard. On a typical 120 to 200 linear feet of eave that is about $2,100 to $3,500 for gutters alone, or about $3,700 to $6,200 with guards. Those are arithmetic on your measured eave length, not a quote — we measure the run and the roof's drainage area and put the number in writing before anything is ordered. ### Systems we've installed across Maryland The kind of work we do across Maryland — roof replacements, standing-seam metal and storm rebuilds. ### That's a different playbook If a recent storm crossed your county, dented gutters and fascia are often part of the damage — and that's a different process. Here's the order we solve it in — usually start to finish inside a week. #### Measure the roof, not the old gutters A specialist calculates your actual drainage area — square footage and pitch per roof plane — and documents the existing gutters, fascia, and grading with dated photos. Copying whatever's hanging there now is how undersized systems get replaced with undersized systems. #### Pick the size and metal, see the real number 5-inch or 6-inch seamless aluminum in a full color range, or copper half-round for historic and premium homes — each priced in writing against your drainage math. Bundling with a roof? The instant quote ballparks the whole package in 60 seconds. #### Rotted fascia replaced first, where it needs it New gutters screwed into soft, rotted fascia won't hold a season. We replace damaged fascia and soffit before hanging anything, so every hanger anchors into solid wood. #### Formed on site, hung, and pitched Seamless runs rolled to the inch from a single coil in your driveway, hung on hidden hangers, pitched to drain, with downspouts placed where the water actually needs to go — then extensions to carry it clear of the foundation. #### Flow test, cleanup & warranty We run water through the finished system before we call it done, haul every offcut, and back the job with the manufacturer's warranty plus our 2-year workmanship warranty in writing. ### Credentials on paper, not just on the truck Family-owned and operating across Maryland since 2005. Our free inspection covers gutters, fascia, and drainage along with the roof. It's a $400 service. You pay nothing, and you keep the dated photo report either way. Looking for copper? See copper and half-round gutter installation — soldered seams, copper hangers, sized to the roof. ### Gutters on Bethesda and Montgomery County houses Montgomery County's mature tree canopy is what fills gutters here, and the older Bethesda and Rockville houses were built with 5-inch runs and too few downspouts for the roof area feeding them. When a gutter overflows every storm, the size and the downspout count are usually the reason, not the cleaning schedule. We measure the roof area draining into each run before quoting. Bethesda is not a city. It is unincorporated Montgomery County, so permits, plan review and inspections run through the Montgomery County Department of Permitting Services (DPS), 240-777-0311. Rockville and Gaithersburg run their own permit offices: the City of Rockville (240-314-8200) and the City of Gaithersburg (301-258-6330). We confirm which one covers your address before anything is filed. ### Straight answers #### 5-inch or 6-inch gutters? Depends on roof area and pitch. Large or steep roof planes shed more water than 5-inch gutters can carry — we calculate it rather than guess. #### Do gutter guards work? Good ones do. They cut cleaning from twice a year to almost never, and we install styles that don't void shingle warranties. #### Are seamless gutters better than sectional? Yes. Seamless gutters are formed on site in one continuous run per side, so the only joints are at corners and downspouts — far fewer places to leak or clog than store-bought sectional gutters. #### What do new gutters cost in the DMV? Typical seamless aluminum runs $8–$14 per linear foot installed depending on size and height, so most whole-home systems land between $1,200 and $3,500. Micro-mesh guards add roughly $6–$12 per foot. Your free inspection produces an exact number in writing. #### Can you replace rotted fascia when you install gutters? Yes — and we should, because new gutters screwed into soft fascia won't hold. We replace damaged fascia and soffit as part of the job so the system anchors into solid wood. #### Should gutters be replaced at the same time as the roof? Usually, yes — the drip edge, roof runoff, and gutter pitch are one drainage system, and doing them together means one crew makes them line up instead of two crews blaming each other. If a roof replacement is on your horizon, we'll quote both together and sequence them correctly; roof-plus-gutters also qualifies for $0-down financing . #### Do you install gutters near me in Montgomery County? Yes — Bethesda , Chevy Chase, Rockville, Silver Spring, Potomac, and across Montgomery County, with the same local crews that handle our roofing work. Seamless machines come to your driveway, so there's no "stock length" compromise regardless of where you are. #### Are hail-dented gutters an insurance claim? Often, yes. Gutters and downspouts are "soft metal" — adjusters read hail dents in them as evidence of the storm's strength, and dented gutters are a standard claim line item alongside the roof. If a storm crossed your county, get the whole exterior documented at once — that's the storm restoration process, and it starts with the same free inspection. ### Free inspection. Real photos. You keep the report either way. $0-down financing available. ### Old windows charge you rent every month A failed window doesn't break loudly — it just quietly moves money out of your house. Typical DMV ranges below. #### Energy bleeding out the glass Single-pane and failed-seal windows leak heat all winter and cool air all summer. The attic and the windows are where DMV houses lose the most energy. #### Condensation rots the frame Fog between the panes means the seal is gone. Condensation then runs to the sill and frame — and rot spreads into the wall around the opening. #### Painted-shut is a safety problem A bedroom window that won't open isn't a quirk — it's a blocked emergency exit. Egress matters when seconds do. #### Buyers count every foggy pane Home inspectors flag failed seals unit by unit, and buyers price the whole replacement into their offer — usually generously, in their favor. Typical ranges, not quotes. The free inspection checks every opening and tells you which windows are actually failing — and which are fine. ### Lower bills, a quieter, tighter home #### Real energy savings Double-pane, low-E, argon-filled glass with insulated frames cuts the heating and cooling loss that single-pane and failed-seal windows leak all year — the attic and windows are where DMV houses bleed energy. #### Comfort & quiet No more cold edges, drafts, or condensation fogging between the panes. Modern insulated glass also dampens street and traffic noise noticeably. #### Installed to perform Most window problems are installation problems. We square and shim every frame, flash and seal it to the weather barrier, and insulate the rough opening so the window performs as rated. ### The right window for each opening #### Double-hung The DMV classic — both sashes open and tilt in for easy cleaning. Energy-efficient vinyl frames in a range of colors and grille patterns to match your home's era. #### Casement & awning Crank-out windows that seal tight against the frame for the best air-infiltration ratings — ideal over kitchen sinks, in tight spaces, and where you want maximum ventilation. #### Sliders, picture & bays Sliders for wide openings, fixed picture windows for unobstructed views and the best efficiency, and bay/bow configurations to add light and architectural interest. *Typical DMV ranges for standard-size vinyl replacements; per-window pricing improves with volume. Your free inspection produces exact numbers in writing. #### Frame materials: vinyl vs. fiberglass vs. wood-clad *Installed, standard sizes. We quote the frame materials that make sense for your home side by side — not just the one on the truck. ### One envelope, one crew Actual United Developers projects — windows, siding, and roofing coordinated so the whole envelope seals. ### That's a different playbook If a recent storm crossed your county, cracked frames and broken seals are often part of the damage — and that's a different process. We keep all storm and insurance guidance on one page. See how storm restoration works → ### From foggy panes to a sealed, measured install Replacement windows are custom-built to your openings, so the sequence matters — measure wrong on day one and everything after is a compromise. Here's ours. #### Every opening, measured & documented A specialist checks each window for failed seals, rot, and operation, measures the openings to the eighth-inch, and photographs the lot with dates. Foggy panes from a recent hailstorm get flagged separately — those may be claimable. #### Frames, glass & a per-window price Vinyl, fiberglass, or wood-clad frames and double- or triple-pane Low-E glass, quoted per opening in writing — replace the eight failed units now and the rest next year if that suits your budget better. $0-down financing from 12 to 180 months (on approved credit) covers whole-house projects. #### Custom-built to your openings Your windows are manufactured to the measured sizes — not shimmed-down stock units — which is where the airtight fit actually comes from. Typical build time is a few weeks; we schedule the install date around you. #### Install day: square, flash, seal Old units out, each new window squared and shimmed, flashed to the weather barrier, foam-sealed in the rough opening, and trimmed — about 30–45 minutes per window, most whole-house projects done in 1–2 days with old windows hauled away. #### Operation check & warranty Every sash opened, locked, and tilted with you watching, sight lines checked from inside and out, then the manufacturer's warranty and our 2-year workmanship warranty go in writing. ### Credentials on paper, not just on the truck Family-owned and operating across Maryland since 2005. Every contract carries our license numbers, every crew is fully insured, and every job is backed in writing. ### One foggy pane now beats a rotted wall later A failed seal caught this year is a window order. Caught in three years, it's a window order plus sill, frame, and drywall repair. Our free annual inspection checks every opening along with the roof and exterior — seals, sashes, flashing, caulk lines — and documents anything storm-related while it's claimable. It's a $400 service. You pay nothing, and you keep the dated photo report either way. ### Window replacement in Bethesda and Montgomery County Window replacement in the older Bethesda stock is rarely a clean swap. The 1920s–1950s colonials and capes here have original single-pane sash in wood frames, often with weight pockets behind the trim, and what is left of the frame decides whether an insert unit fits or the opening has to be taken back to the rough framing. We measure every opening individually and tell you which of the two you are paying for. Parts of Bethesda and Chevy Chase sit inside designated historic districts. In Montgomery County, exterior changes to a house in a designated historic district go through the Historic Preservation Commission's Historic Area Work Permit (HAWP) before work starts. We check your address against the historic designations before you choose a product. ### Do replacement windows pay back at resale? In the Washington, D.C. market, vinyl window replacement averaged $21,510 for a typical whole-house project in 2025 and returned about 104% of its cost in resale value, one of the few remodeling projects that more than paid for itself. Wood windows averaged $25,365 and returned about 73% . 2025 Cost vs. Value Report (Zonda), Washington, D.C. market, as published by the Journal of Light Construction. ### What you get when UD replaces your windows - A free in-home measure of every opening. There's no minimum; pricing per window improves with volume. #### Will new windows actually lower my bills? Replacing single-pane or failed-seal windows with modern double-pane low-E units typically cuts noticeable heating and cooling loss — the attic and windows are where DMV houses bleed energy. #### Are storm-damaged windows covered by insurance? Broken seals and cracked frames from hail or wind-blown debris are often claimable. We document them with the rest of the exterior and meet your adjuster on site; you file the claim with your carrier. #### What do replacement windows cost in the DMV? Standard-size double-pane Low-E vinyl units typically run $450–$800 per window installed; triple-pane runs $700–$1,100. Per-window pricing improves with volume, and $0-down financing is available. Your free inspection produces exact written numbers. #### How long does installation take? About 30–45 minutes per window once your custom-built units arrive — most whole-house projects finish in 1–2 days, cleaned up, with old windows hauled away. #### Vinyl, fiberglass, or wood-clad — how do I choose? Vinyl is the value pick that still performs; fiberglass expands at the same rate as glass so its seals stay tight longest — the forever-home choice; wood-clad gives you real wood inside with weatherproof cladding outside, which period homes in Chevy Chase and Kensington often want. We quote the options side by side against your openings, and the comparison table above shows how they actually differ. #### Do you replace windows near me in Montgomery County? Yes — window crews cover Bethesda , Rockville, Potomac, Silver Spring, and the rest of Montgomery County. Because we also do roofing and siding, the flashing around your new windows gets tied into the rest of the envelope instead of caulked at the edges and hoped for. #### Can I finance whole-house window replacement? Yes — $0-down financing from 12 to 180 months on approved credit, which typically puts a whole-house project near what the old windows were leaking in energy anyway. The pre-check during your free inspection takes minutes, or start with the free roof check if the storm hit more than the glass. ### Free inspection. Real photos. A real number. No appointment, no pressure. When you're ready, we confirm it on-site in writing. ### What you are actually buying from a general contractor Not labor. You can buy labor anywhere. What you are buying is that one entity owns the critical path and the consequences. That means the trades show up in the right order, the inspections are scheduled so nothing sits waiting, the long-lead materials are ordered before the room is ready for them rather than after, and when something is discovered behind a wall, one company prices it, documents it and gets your approval in writing before proceeding. It also means there is one answer to the question of who is responsible. When a homeowner hires trades separately and the finished shower leaks, the tile setter says the plumber's pan was wrong and the plumber says the tile setter cut the membrane. Under one contract, that argument happens inside our company instead of inside your house. ### Interior and exterior, because the house does not separate them Kitchen Remodeling · Bathroom Remodeling · Basement Finishing · Home Additions · Whole-Home Renovation · Deck Building · Window Replacement · Exterior Painting · Interior Painting We came to general contracting from roofing and siding rather than from cabinetry, and that shapes what we catch. A wet basement is usually a gutter and grading problem. Peeling paint on a ceiling is usually a flashing problem. A window that will not close is often a structural settlement problem. A deck that feels bouncy is a ledger and band joist problem. Those are envelope questions, and a remodeler who subcontracts the envelope will find them, stop, and hand you a phone number. See roofing , siding , aluminum siding , windows and gutters, soffit and fascia , or start with the full remodeling index . ### Permits and approvals across a genuinely complicated region The DMV has more overlapping permitting authorities per square mile than almost anywhere in the country, and the differences are not cosmetic. Montgomery County's Department of Permitting Services covers Bethesda, Potomac, Silver Spring and Olney, but the City of Rockville and the City of Gaithersburg issue their own. Howard County's Department of Inspections, Licenses and Permits covers Columbia and Ellicott City, and Columbia adds mandatory village architectural review on top. Annapolis is a city permit inside city limits and Anne Arundel County outside, with Chesapeake Bay Critical Area rules layered over anything near tidal water. Bowie files through Prince George's County DPIE. We do not publish fee schedules or review timelines, because those are set by the jurisdictions and they change. What we do is tell you, for your specific address, which agency reviews your project, what triggers a permit for your specific scope, what design or covenant review has to clear first, and what inspection sequence to expect. ### Straight answers #### Are you licensed for general contracting in Maryland? Those systems require licensed trade professionals in Maryland, so they are performed by licensed trade partners — coordinated by us under one written scope, one schedule, and one point of contact, so you never have to referee between trades. #### How does pricing work on a general contracting project? You can get a live ballpark in minutes with the Project Builder — pick your scopes, choose Good/Better/Best, and watch the range update. All prices are typical ranges confirmed on-site, and $0-down financing from 12 to 180 months is available on approved credit. #### Do you pull the permits? Yes. We prepare the documents, pull the required county permits, and schedule every inspection for the scopes we run — you never touch the paperwork. #### Why hire a roofing company as a general contractor? Because most remodel failures are water failures. A contractor who started in roofing thinks envelope-first: flashing, drainage, and air-sealing get detailed correctly before the finishes go on. We've run exterior projects across Maryland since 2005 — the same accountable team now takes projects from the roofline to the basement slab. ### One contractor. One scope. One number to call. A widely used budget split from the National Kitchen & Bath Association looks like this, and it is the fastest way to sanity-check any quote: Budget shares are the National Kitchen & Bath Association’s commonly cited breakdown; your kitchen will differ. The quickest way to save: keep the sink, range and refrigerator where they are. Moving plumbing, gas and venting is where kitchen budgets grow fastest. ### The allowance trap, and how to compare kitchen quotes The lowest kitchen quote is often low because of its allowances : a set dollar amount for cabinets, counters, tile or lighting that you have not picked yet. Set them low and the quote wins, then the real selections cost more and you pay the difference. Before you compare, ask each bidder: - What exactly is included for cabinets: brand, construction, door style, soft-close. - Which numbers are allowances, and how much each one is. - Who pulls the permits and books the inspections. - What is excluded: appliance install, drywall repair, painting, trash removal, temporary kitchen. - How changes are priced once work starts. Typical ranges: $28,000–$45,000 for a refresh, $45,000–$75,000 for a full remodel, and $75,000–$120,000 for a gut renovation with layout changes. These are typical ranges, not quotes — your exact number comes in writing after a free in-home consultation. #### How long does a kitchen remodel take? A refresh usually runs 2–3 weeks on site; a full remodel 4–8 weeks; a gut with layout changes 8–12 weeks including permits and inspections. Cabinet lead time is the biggest variable, so we lock the schedule at ordering. #### Do I need permits to remodel my kitchen? If plumbing, electrical, or walls move, yes — Maryland jurisdictions require permits and inspections. We pull the permits and schedule the inspections; electrical and plumbing work is performed by licensed trade partners. #### Can you move walls or open the kitchen to the living space? Yes — the Best tier covers layout changes including load-bearing wall removal with engineered beams, permitted and inspected. That's exactly where a licensed general contractor matters most. #### Is financing available? Yes — $0-down financing from 12 to 180 months on approved credit, quoted alongside your project price so you see the monthly number before you commit. Prefer to talk? (240) 880-2108 ### Who permits a kitchen in Bethesda, Rockville and Gaithersburg Bethesda is not a city. It is unincorporated Montgomery County, so every permit, plan review and inspection for a Bethesda house runs through the Montgomery County Department of Permitting Services (DPS), 240-777-0311. Montgomery County permits electrical work separately and requires it to be done by a licensed master electrician, so a room that touches wiring is at least two permits, not one. Plumbing and gas are separate again: in Montgomery and Prince George's counties those permits come from WSSC Water, not the county, and the work has to be done by a WSSC Water-licensed plumber or gasfitter. Rockville and Gaithersburg are different. Inside Rockville city limits the permit goes through the City of Rockville (240-314-8200), and inside Gaithersburg through the City of Gaithersburg (301-258-6330), not DPS. Getting that wrong at the start costs weeks, so we confirm which side of the line your house sits on before anything is filed. A kitchen that keeps its existing layout may only need electrical and plumbing permits. Move a sink, a gas line or a wall and a building permit joins them. Kitchens also carry requirements specific to the room, GFCI protection at the counters and dedicated small-appliance circuits, which is why the rough-in inspection has to pass before anything gets closed up. #### What a Bethesda kitchen usually needs first Much of Bethesda inside the Beltway is 1920s–1950s colonials and capes with plaster walls, original single-pane windows and undersized electrical service. On a 1930s house a full kitchen almost always means a service upgrade and new counter GFCI circuits before anything cosmetic happens. Rockville's 1950s ramblers tend to hide cast-iron or galvanized supply lines. Both go in the written scope up front. ### Who permits a kitchen in Arlington, McLean, Fairfax and Alexandria Virginia routes the same kitchen through different offices. In Arlington it is the county's Permit Arlington Center, 703-228-3800. McLean, Vienna, Great Falls, Burke and the rest of Fairfax County go through Fairfax County Land Development Services, 703-222-0801. Inside the City of Alexandria it is Code Administration, 703-746-4311, which asks for its kitchen renovation checklist with the plan set. Fairfax County does not require a permit to swap cabinets or countertops on their own. The moment a sink, a gas line, a light fixture or a circuit is added or moved, that trade needs its own permit and its own inspection. We file all of them, schedule the inspections, and nothing gets closed up until the rough-ins pass. #### What a Northern Virginia kitchen usually needs first Arlington's 1930s–1950s brick colonials and Cape Cods have the same plaster walls, small galley kitchens and tired electrical service as their counterparts across the river in Bethesda. McLean and Vienna run later: 1960s–1980s colonials and split-levels where the kitchen is closed off from the family room, and the real question is whether the wall between them is load-bearing. That gets answered, and engineered where it has to be, before the scope is priced. ### Kitchen remodeling by town — Maryland Permit routing and what is behind the walls both change town to town. See financing options ### Why bathroom quotes for the same room can be $10,000 apart Two contractors look at the same bathroom and come back $10,000 apart. It is almost always the scope, not the labor rate. These are the lines to compare: - Waterproofing. A real shower needs a waterproofing membrane behind the tile, not just tile on board. It is invisible on day one and the most expensive thing to get wrong. - Tile area and pattern. Floor-to-ceiling tile, niches and small mosaics are hours of labor. Ask how many square feet of tile each quote includes. - Moving plumbing. Keeping the toilet, tub and drain where they are is the biggest lever on cost. Moving a drain means opening the floor and a permit. - Glass. A frameless glass enclosure is a custom-measured item and can be several thousand dollars on its own. - Allowances. A low quote often carries small allowances for vanity, tile and fixtures. You pay the difference later when you pick what you actually want. - Permits and inspections. Required in Maryland when plumbing or electrical moves. A quote that skips them is cheaper and riskier. Our scope letter lists each of these, with the Good/Better/Best level you picked, before you sign. ### What you get when UD remodels your bathroom - A free in-home design consult. Typical ranges per bathroom: $12,000–$18,000 for a hall-bath update, $18,000–$28,000 for a full remodel, and $28,000–$45,000 for a primary-suite renovation. What moves the price most is whether plumbing moves, how much tile goes up, the shower glass and the vanity. These are typical ranges, not quotes; your exact number comes in writing after a free in-home consultation. #### How long does a bathroom remodel take? A hall-bath update typically runs 1–2 weeks on site; a full remodel 2–4 weeks; a primary suite with layout changes 4–6 weeks including permits and inspections. Tile and vanity lead times are the biggest variables, so we order everything before demo. #### Do I need permits for a bathroom remodel? If plumbing or electrical moves — a relocated drain, a new circuit, an exhaust fan — Maryland jurisdictions require permits and inspections. We pull the permits and schedule inspections; electrical and plumbing work is performed by licensed trade partners. #### Can you convert a tub to a walk-in shower? Yes — tub-to-shower conversions with curbless entries, benches, and grab-bar blocking are among our most requested scopes, available in both the Better and Best tiers. Any drain relocation is performed by licensed trade partners. #### Is financing available? Yes — $0-down financing from 12 to 180 months on approved credit, quoted per bathroom so you see the monthly number before you commit. Getting that wrong at the start costs weeks, so we confirm which side of the line your house sits on before anything is filed. Bathrooms almost always need plumbing and electrical permits, plus a building permit if the layout moves. Two requirements catch homeowners out: GFCI protection, and exhaust ventilation that actually terminates outside the building rather than into a joist bay or an attic. Both get checked at inspection. #### What we find behind the walls Much of Bethesda inside the Beltway is 1920s–1950s colonials and capes, with plaster over wood lath and undersized electrical service. Rockville's older neighborhoods are 1950s ramblers and split-levels, where opening a bathroom wall often turns up cast-iron or galvanized supply lines. We price both into the written scope up front rather than as a change order. ### Who permits a bathroom in Arlington, McLean, Fairfax and Alexandria In Arlington the permits come from the county's Permit Arlington Center, 703-228-3800. McLean, Vienna, Great Falls, Burke and the rest of Fairfax County go through Fairfax County Land Development Services, 703-222-0801, and the City of Alexandria through Code Administration, 703-746-4311. Fairfax County lets a vanity or a bathroom countertop be replaced without a permit. Move the toilet, turn a tub into a walk-in shower, add a fan or a circuit, and each trade needs its own permit and inspection. The exhaust fan has to vent outside the house, not into the attic, and that is one of the first things an inspector looks for. #### What we find behind Northern Virginia bathroom walls Arlington's 1930s–1950s colonials often still have their original tile set in a thick mortar bed, which is heavy to remove and hides the condition of the subfloor until it is out. In McLean and Vienna's 1960s–1980s houses the usual finds are fiberglass tub surrounds over drywall that has been wet for years, and bath fans ducted into the attic. We price the tear-out and the subfloor check into the written scope, not into a change order. ### Bathroom remodeling by town — Maryland Permit routing and what is behind the walls both change town to town. A real person confirms within one business hour (8am–7pm). ### We waterproof before we finish Drywall over a damp foundation wall is the most common basement mistake in the region. Every project starts with a moisture assessment — grading, gutters, downspouts, foundation cracks, humidity, and sump condition. If waterproofing or drainage work is needed, it goes in first and it's priced in writing before finish work begins. That order is not negotiable, because it's the difference between a basement that lasts and one that molds. ### Three ways to finish it — typical ranges Every tier includes permits, inspections, insulation, drywall, flooring, lighting, and paint. Electrical, plumbing, and HVAC work is performed by licensed trade partners. All figures are typical ranges confirmed in your free consultation. #### Good — Open rec room The classic family-space finish: one open room done properly. - Framing, insulation & drywall throughout - LVP flooring & recessed lighting - Code outlets & switches by licensed trade partners - Paint, trim, and finished stairs - Permits & final inspection included #### Better — Bedroom & full bath Everything in Good, plus a legal bedroom and a full bathroom. - Code-compliant egress window or door - Full bath — shower, vanity, tile, exhaust - Plumbing & venting by licensed trade partners - Closet build-out so the bedroom counts on appraisal - Separate HVAC supply/return by licensed trade partners #### Best — Full suite + wet bar A complete lower level: guest suite, entertaining space, storage. - Bedroom, full bath & egress as in Better - Wet bar — cabinetry, counter, sink & beverage fridge rough-in - Upgraded finishes: tile, feature walls, under-cabinet lighting - Laundry or kitchenette rough-in by licensed trade partners - Sound insulation & upgraded doors Typical ranges, not quotes — square footage, ceiling height, and existing conditions move the number. Your exact figure is confirmed in the free consultation. Want a ballpark now? Configure it in the Project Builder → ### What makes a basement bedroom legal #### Egress is the law Any basement bedroom in Maryland needs a code-compliant emergency escape — an egress window or door of the required opening size, with a window well where needed. We cut, waterproof, and finish egress openings as part of the project, so the bedroom is legal square footage, not just a room with a bed in it. #### Permits & inspections, handled Finishing a basement requires building permits in Maryland, plus trade inspections for electrical, plumbing, and HVAC — all performed by licensed trade partners under permit. United Developers files the paperwork, meets the inspectors, and hands you the approved records at closeout. #### Why legal matters at resale Unpermitted basement work is a standard red flag on appraisal and home inspection. Permitted, inspected finished space counts toward your home's finished square footage — which is exactly where the value of this project comes from. ### From damp storage to finished suite #### Consultation & moisture assessment We measure the space, check headroom and egress feasibility, and run the moisture assessment. You get written Good/Better/Best ranges against your actual floor plan — plus a $0-down financing illustration. #### Waterproofing & prep (if needed) Drainage, sealing, sump work, or crack repair goes in before any framing. If your basement is already dry, this step is a written confirmation that it is. #### Permits & design lock Layout finalized, selections made, permits filed with your county. Egress openings are engineered into the plan here. #### Build-out Framing, rough-ins by licensed trade partners, inspections, insulation, drywall, flooring, tile, trim, and paint — typically 4–6 weeks for a rec room, 6–9 for bedroom & bath, 8–12 for a full suite. #### Final inspection & walkthrough County final inspection, a room-by-room walkthrough with you, and your warranty — 2-year workmanship, in writing — plus the full permit record. Financing: $0-down plans from 12 to 180 months on approved credit, quoted alongside your consultation number — so you see the monthly payment next to the project price, not after it. ### Straight answers #### What does it cost to finish a basement in Maryland? Typical ranges: $32,000–$48,000 for an open rec room, $48,000–$70,000 to add a legal bedroom and full bath, and $70,000–$100,000 for a full suite with wet bar. These are typical ranges, not quotes — your exact number is confirmed in a free consultation, and $0-down financing from 12 to 180 months is available on approved credit. #### Do I need a permit to finish my basement? Yes — in Maryland, finishing a basement requires building permits, and adding a bedroom requires code-compliant egress. We pull the permits, schedule the inspections, and build egress to code so the space counts as legal finished square footage. #### What if my basement has moisture or past water issues? We address moisture before finishing — always. The consultation checks grading, gutters, downspouts, foundation cracks, and humidity. If waterproofing, drainage, or a sump system is needed, it goes in first, because drywall over a damp wall is money thrown away. #### How long does basement finishing take? Once permits are in hand, a rec-room finish typically runs 4–6 weeks, a bedroom-and-bath build-out 6–9 weeks, and a full suite with wet bar 8–12 weeks, depending on scope and inspection scheduling. #### Who does the electrical and plumbing work? All electrical, plumbing, and HVAC work is performed by licensed trade partners and inspected under the permit — every circuit, drain line, and duct in your finished basement is code-compliant and documented. ### Dry first. All figures are typical ranges confirmed in your free consultation. #### Good — $180 / finished sq ft Solid, code-built space with quality standard finishes. - Standard foundation & conventional framing - Builder-grade windows, LVP flooring, standard trim - Tie-in to existing HVAC where capacity allows — by licensed trade partners #### Better — $250 / finished sq ft Upgraded envelope and finishes; the most popular tier. - Upgraded windows, hardwood or tile, custom trim - Bathroom-ready plumbing scope — by licensed trade partners - Rooflines and siding blended so it never reads as "the addition" #### Best — $340 / finished sq ft Architect-driven design with premium everything. - Vaulted ceilings, oversized glazing, premium exterior materials - Full bath/kitchenette scopes — by licensed trade partners - Dedicated HVAC zone by licensed trade partners Typical ranges, not quotes — foundation, roofline, and plumbing-heavy rooms move the per-foot number. Confirmed in your free consultation. Try your square footage in the Project Builder → ### The four additions we build most #### Family room bump-out 200–500 sq ft off the kitchen or rear elevation — the fastest way to get the living space your main floor is missing, usually on a crawl space or slab foundation. #### Primary-suite addition Bedroom, walk-in closet, and full bath — typically 300–600 sq ft. Plumbing-heavy, so it prices at the upper end per foot, and it's the addition that moves resale the most. #### Second-story pop Build up instead of out when the lot is tight: a new level over all or part of the existing footprint. The most engineering-intensive option — and the biggest square-footage gain without losing yard. #### In-law suite / ADU Independent living space — bedroom, bath, kitchenette, often a separate entrance — for parents, adult kids, or rental potential where county rules allow. We handle the zoning questions up front. ### Design to final inspection, one contract #### Design & architect Feasibility on your lot — setbacks, zoning, lot coverage — then architectural drawings and structural engineering. You approve the plans and a written Good/Better/Best budget before anything is filed. #### Permits Stamped drawings submitted to your county; we manage plan review comments and revisions. Trade permits for electrical, plumbing, and HVAC — performed by licensed trade partners — are filed under the same project. #### Foundation Excavation, footings, and foundation walls — or structural reinforcement for a second-story pop — inspected before anything is built on top. #### Shell Framing, sheathing, roof, windows, siding — the addition gets weather-tight fast, and rooflines and exterior materials are blended into the existing house so it reads as original construction. #### Finishes & final inspection Rough-ins by licensed trade partners, then insulation, drywall, flooring, tile, trim, and paint — through county final inspection, a full walkthrough, and your 2-year workmanship warranty in writing. ### Why one addition is $180/ft and another is $340 #### Foundation type Slab is the value play, crawl space is the standard, and a full basement under the addition costs more up front but adds finishable space later. #### Roofline complexity A simple shed tie-in is cheap; matching gables, valleys, and existing rooflines — or rebuilding the roof for a second story — is where framing dollars go. #### Wet rooms Bathrooms and kitchenettes carry plumbing, venting, tile, and fixtures — performed by licensed trade partners — so plumbing-heavy layouts price above the per-foot average. #### Finish tier & access Window packages, flooring, ceiling height, and how easily crews and material can reach the work area all move the final number. Financing: $0-down plans from 12 to 180 months on approved credit, quoted alongside your consultation number — the monthly payment next to the project price, not after it. ### Straight answers #### What does a home addition cost in Maryland? Typical framing: about $180 per finished square foot at the Good tier, $250 at Better, and $340 at Best — so a 400 sq ft family room typically lands between $72,000 and $136,000 depending on tier. These are typical ranges, not quotes; your exact figure is confirmed in a free consultation. #### What drives the cost up or down? Foundation type, roofline complexity, wet rooms (bathrooms and kitchenettes are plumbing-heavy and performed by licensed trade partners), site access, and finish tier. The consultation prices your specific combination in writing. #### How long does an addition take? Plan on 2–4 months of design and permitting, then roughly 3–6 months of construction depending on size — a single-room bump-out at the short end, a second-story pop or in-law suite at the long end. Your home stays weather-tight and livable throughout. #### Do I need an architect and permits? Yes — additions require stamped drawings, zoning review, and building permits in Maryland, plus trade inspections along the way. We manage the architect, engineering, and permit process end to end; it's built into the timeline and the price. #### Is an addition worth it versus moving? Often, yes — when you like your lot, your schools, and your mortgage rate, adding the missing space usually beats transaction costs and a new loan. The free consultation gives you a written number to compare against the real cost of moving, and $0-down financing is available on approved credit. ### Your lot. Your plans. A real per-foot number. On approved claims, insurance covers the roof and your out-of-pocket is typically just the deductible — usually $1,000–$2,500. Licensed in Maryland and Virginia, insured, bondable, and structured so a manager gets responsiveness and an owner gets a defensible capital plan. Every engagement starts with a walked roof and a written condition report. - GAF Certified - A+ BBB Accredited - MHIC #111971 - Licensed in MD & VA - Mule-Hide Certified - 650+ Roofs completed - 24hr Site assessment turnaround - 100% Written scope before work starts ### Two different buyers, two different problems Commercial roofing looks like one market and behaves like two. A property manager is measured on tenant satisfaction, on the accuracy of an operating budget they defended months ago, and on how few surprises reach the owner. They are not shopping for a roof; they are shopping for someone who will make a recurring problem stop being their problem, respond when a tenant calls at four in the afternoon in a downpour, and produce documentation that survives an audit. A building owner is looking at an asset with a hold period, a lender, a capital plan and a valuation. They want to know how many years of service life is genuinely left, what a failure would cost in interruption rather than just in materials, whether the right move this year is replacement, restoration or disciplined maintenance, and how the expenditure gets treated. Those are different questions and they deserve different answers. We sell to both, and we do not pretend the same proposal serves each. A manager gets response times, reporting and a named contact. An owner gets service life, options with real trade-offs and a capital plan that spreads across budget years instead of landing in one. ### What we do on commercial property #### Roof replacement and re-cover Full tear-off or recover in single-ply TPO and PVC, EPDM, modified bitumen, and standing seam metal, with tapered insulation designed to actually drain the roof rather than to satisfy a drawing. Every replacement recommendation is preceded by core cuts and a moisture assessment, because recommending a tear-off without knowing whether the insulation is wet is guesswork dressed up as expertise. See commercial roofing systems . #### Modified bitumen and built-up roofing Two-ply SBS and APP systems in torch, hot, cold-adhesive and self-adhered applications, including full replacement of the multi-layer built-up roofs that still cover a large share of the region's older masonry and institutional stock. See modified bitumen roofing . #### Roof asset management For owners and managers with more than one roof: a roof register, a condition rating and remaining-service-life estimate per building, a multi-year capital forecast, a warranty and leak-cost history, and the procurement documents that make competing bids genuinely comparable. See roof asset management . #### General contracting behind the roof We hold general contractor licensure, which matters when a tear-off exposes rotted deck, failed masonry at a parapet, or interior damage that has to be repaired before anything is closed up. We are licensed to fix what we find instead of handing you a referral and stopping work. ### Mule-Hide certified United Developers is a Mule-Hide certified contractor. Mule-Hide Products makes the TPO and EPDM membranes we install on low-slope commercial roofs, and a certified contractor can register a Mule-Hide system warranty on the finished roof. Before the warranty is issued, a Mule-Hide representative inspects the installation, so the manufacturer has checked the work, not just the paperwork. See Mule-Hide roof systems . ### Bidding a project? General contractors, architects, owners' representatives and facility managers can send plans and specifications for a re-roof bid. We price TPO, EPDM, PVC and modified bitumen roof replacements across Maryland and Virginia and return a line-item bid against your specification. Send the bid documents to office@udroofing.com or use the bid request form . ### Property types we work on Community associations and condominiums , garden apartment and mid-rise multifamily , neighbourhood and power center retail and suburban and Class A office , medical office and laboratory buildings, warehouse and distribution, self storage, houses of worship and nonprofit-owned property , private schools, and institutional and government facilities. Each of those has a different constraint that dominates everything else — a board calendar, a resident notice requirement, a trading day, a clean-space protocol, a shipping schedule — and the difference between a smooth project and a bad one is usually whether the contractor identified that constraint before mobilizing. ### What this is not We do not run a storm-chasing motion on commercial property. The residential playbook — canvass after a hail event, sign the homeowner on the doorstep, fight the adjuster — does not translate, and property managers can smell it from the first phone call. Commercial work is won on documentation, responsiveness and not being difficult to work with over a period of years. If you have been sold to like a homeowner by a commercial roofer, that is the tell. We also do not quote a roof we have not walked. A number produced from satellite imagery and a phone call is a guess, and guesses become change orders. ### How a commercial engagement works - Site assessment. A roofing professional walks the roof, documents every condition photographically, checks drainage, perimeter, penetrations and flashings, and where the decision warrants it takes core cuts and runs a moisture survey. - Written condition report. You receive a report with photographs, a plain-language description of what is failing and why, estimated remaining service life, and the options with honest trade-offs rather than a single recommendation you are expected to accept. - Proposal, submittals and scheduling. Line-item scope, product data, warranty terms in writing, insurance certificates, safety plan, and a schedule built around your tenants, your board calendar or your shutdown windows. - Execution and handover. One named project contact, daily dry-in, controlled debris and access, manufacturer inspection where a system warranty requires it, and a closeout package with warranty documentation and the roof file for your records. Who we work with - Property managers - Building owners - Community associations - Condominium boards - Multifamily operators - Facility directors - Retail landlords - Institutional owners - TPO - EPDM - PVC - Modified bitumen - Built-up roofing - Standing seam metal - Mule-Hide systems - Tapered insulation - Roof asset management #### Request a Site Assessment A roofing professional walks the roof, documents conditions with photographs, and sends a written condition report with options and budget ranges. No pressure, no sales visit required, and the report is yours whether or not you engage us. - MHIC #111971 - GAF Certified - A+ BBB Accredited - Licensed in MD & VA - Mule-Hide Certified ### What a commercial buyer actually needs from a roofing contractor Nobody managing a building portfolio needs another sales pitch. They need a contractor who arrives with the paperwork already in order and does not create a second problem while solving the first. Concretely: a current certificate of insurance naming the correct additional insureds, general liability and workers' compensation limits that satisfy your lease and your lender, payment and performance bonds where a contract requires them, a documented safety program with fall protection appropriate to the building, and licensure held where the work is happening — MHIC #111971 in Maryland. It also means a single point of contact. On too many commercial jobs the owner deals with a salesperson before signing and a stranger afterwards, and every question routes through somebody who was not on site. We assign one project contact who owns the job start to finish and whose number does not change halfway through. And it means scheduling that treats your tenants as the constraint they are: work windows around business hours, noise and odor operations planned rather than improvised, daily dry-in, debris controlled at ground level, and written notice to the people who will hear it before they hear it. Those are contract obligations on our commercial work, not courtesies. ### Where we work We work throughout Maryland — Montgomery, Prince George's, Howard, Anne Arundel, Frederick and Baltimore counties — and Northern Virginia: Fairfax, Arlington, Loudoun and Alexandria. Residential and adjacent work: roofing , aluminum siding . Commercial project profiles. We publish project detail only once we can document it. Rather than fill this space with stock photography and invented numbers, we have left it for real work with a named reference behind it. Ask us during your assessment and we will tell you plainly what we can and cannot show you today. When completed, this section should carry: - Building type, submarket and roof area - The condition found and the system installed - Constraints managed (tenant occupancy, board approval, shutdown windows) - A named client reference willing to take a call - Photographs the client has authorized for publication ### Commercial roofing questions Yes. We hold MHIC #111971 in Maryland and Virginia DPOR Class A #2705183185, we are Mule-Hide certified and GAF Certified, and we maintain an A+ BBB rating. We carry general liability and workers' compensation coverage and issue certificates naming the additional insureds your lease or management agreement requires. Send us your insurance requirements before you send us a scope; if a limit needs raising for your contract we will tell you straight away rather than at award. For contracts that require them, yes. Bonding capacity is project-specific and is confirmed with our surety for the particular value and duration, so the honest answer on any given job is that we confirm it before bidding rather than claiming an unlimited capacity in advance. If a project exceeds what we can bond, we will say so instead of wasting your procurement cycle. Not published ones, and we would rather say that than invent them. Every project profile we put on this site will carry a named reference willing to take a phone call. In the meantime we are happy to walk you through our process in detail, provide insurance and license documentation, and put you in touch with references we can verify. From a measured, walked roof. We take field measurements, inspect the assembly, and where the decision hinges on the condition of what is under the membrane we take core cuts. Pricing is line-item so you can see what each component costs and remove or defer scope intelligently. We do not price from imagery, and we do not quote a range on the phone and then discover the real number after you have committed. A repair addresses a specific defect and does not change the remaining life of the roof. A restoration cleans, re-seams and coats a sound membrane and typically buys a further decade or more with a renewable warranty, at a fraction of replacement cost, but only works if the insulation underneath is dry. A replacement removes and rebuilds the assembly and resets service life entirely. Which one is right is a factual question we answer with core cuts and a moisture survey, not a preference. Routinely, and it makes projects go better. Building engineers know things about a roof that no inspection reveals: where the leak appears first, which unit was replaced last year, which drain always backs up. We would rather spend an hour with your engineer at the start than discover the same facts in week three. # Commercial roofing — Bethesda Source: https://udroofing.com/commercial/bethesda/ COMMERCIAL · BETHESDA, MD · MONTGOMERY COUNTY ## Commercial Roofing in Bethesda Low-slope and steep-slope roofing for Bethesda commercial property — roof replacement and re-cover for medical office, mid-rise office, retail and restaurant, condominium and private school buildings. MHIC #111971, GAF Certified, A+ BBB. ### The commercial building stock in Bethesda Bethesda's commercial core is a compact grid of mid-rise office and medical office buildings, ground-floor retail and restaurant space, and residential towers, wrapped by older single-story retail strips along Old Georgetown Road and Wisconsin Avenue. The medical office concentration around the hospital and research campuses is the defining feature and it changes the roofing problem: those buildings carry dense mechanical loads, redundant systems, and tenants who cannot tolerate water anywhere near imaging equipment or clean spaces. ### What is on Bethesda roofs, and how it fails Mid-rise and medical office here is overwhelmingly single-ply over steel deck with tapered polyiso, and the failures are rarely in the open field. They are at curbs, at the hundreds of small penetrations that accumulate as tenants fit out, at pitch pans that were never maintained, and at the transitions around screen walls. On the older retail strips we see modified bitumen and aging EPDM with ponding at the back of the building where the original slope was marginal to begin with. ### What this location does to a roof Bethesda's mature tree canopy is beautiful and it is hard on roofs. Leaf litter and seed pods clog drains and scuppers on exactly the buildings least able to tolerate ponding, and overhanging limbs abrade membrane and drop debris during storms. Summer thunderstorm cells that stall over the Wisconsin Avenue corridor deliver a lot of water in a short window, which is precisely when a partially blocked drain becomes an interior loss. ### Permits, approvals and access in Bethesda Permits run through Montgomery County, and downtown Bethesda adds the practical constraints of a dense urban district: limited street frontage for a crane or boom, restricted delivery windows, garage clearances that will not accept a loaded truck, and buildings where the only viable material path is a hoist from a closed lane. Restaurants and medical tenants also mean noise, odor and hot-work restrictions that push tear-off and torch work outside business hours. ### Who we work with in Bethesda We deal with building owners and third-party managers running downtown assets, medical practice administrators and their landlords, condominium boards, and independent school business officers. The common thread is that the roof is not their job, it is one of forty things on their desk, and what they are buying is somebody who removes it from that list without creating a tenant incident. The property types we are most often called to here: medical office, mid-rise office, retail and restaurant, condominium and private school. ### Commercial roofing services in Bethesda #### Association and condominium roofing Per-building condition reports, comparable bid scopes, phasing that fits a reserve plan, and architectural review submissions prepared rather than handed to the board as a blank form. #### Commercial roof replacement and re-cover TPO, PVC, EPDM, modified bitumen and standing seam metal, with tapered insulation designed to drain the roof rather than to satisfy a drawing. Every replacement recommendation follows core cuts and a moisture assessment. #### Mule-Hide TPO and EPDM roof systems United Developers is a Mule-Hide certified contractor. Single-ply roofs we install with Mule-Hide TPO or EPDM can carry a Mule-Hide system warranty, issued after a Mule-Hide representative inspects the finished roof. #### Bidding a project General contractors, architects and facility managers can send plans and specifications for a re-roof bid. We price TPO, EPDM and modified bitumen roof replacements in Maryland and Virginia. ### How a Bethesda commercial project runs - Site assessment in Bethesda. Where a contract requires payment and performance bonds we arrange them with our surety for that specific project rather than claiming capacity in the abstract. Licensure is held where the work happens — MHIC #111971 in Maryland and Virginia DPOR Class A #2705183185 — and we confirm the correct permitting authority for the address, which in Montgomery County is not always the one an owner assumes. You deal with one named project contact from the assessment through closeout. On medical office property in particular, where the same building may involve a facility manager, a tenant and an owner's representative, having one person who knows the whole history is worth more than any other single thing a contractor can offer. Scheduling is written around whatever governs your building rather than around our crews. For Bethesda owners in Montgomery County that usually means one of a handful of things — business hours, a board calendar, a trading day, a shipping schedule or a resident notice requirement — and the schedule is built backwards from it. Agreed working hours, planned noise and odor operations, daily dry-in, and ground-level debris control are contract terms on our commercial work, not assurances. ### Commercial roofing across Montgomery County We work Bethesda alongside the rest of the region, which matters for two practical reasons. Crews and equipment are already in the area rather than being mobilized from a distance for each job, and a manager with property in more than one jurisdiction deals with one contractor and one set of paperwork rather than three. Nearby commercial pages: Rockville , Silver Spring , Columbia , Annapolis , Frederick , Alexandria . Full coverage is listed on the commercial hub . General contractor licensure in Maryland means we do not stop a Bethesda job to hand you a referral. Rotted deck, structural repair at a curb, interior damage from a leak and the finishes that follow it are all inside our scope, which keeps the sequencing and the documentation consistent — and on an insurance claim, consistency between the roof scope and the interior scope is what an adjuster is looking for. See general contracting . Related commercial pages: commercial roofing systems , TPO , EPDM , modified bitumen , roof asset management , Mule-Hide systems , bid requests . When completed, this section should carry: - Building type, submarket and roof area - The condition found and the system installed - Local constraints managed (approvals, access, staging in Bethesda) - A named client reference willing to take a call - Photographs the client has authorized for publication ### Bethesda commercial roofing questions It can, but only if the sequencing is written into the contract. That means adhesive and low-odor systems instead of hot asphalt where air intakes cannot be isolated, coordination with the building engineer to shut down or filter intakes during specific operations, noisy work scheduled around clinic hours or restaurant service, and a defined daily dry-in so nothing is left open overnight. We put that plan in the proposal and name the person who enforces it. That is a normal condition here, not an obstacle. The usual answer is a permitted lane or sidewalk closure for a defined window, material hoisted or boom-lifted to the roof in staged loads rather than delivered all at once, and debris removed on the same cycle so nothing accumulates at street level. It costs more than a job with a parking lot, and we price it honestly rather than pretending it is free. Yes. Our Bethesda commercial work runs across Downtown Bethesda, Woodmont Triangle, Bethesda Row, Chevy Chase, Wildwood and Rock Spring, covering 20814, 20815, 20816, 20817 and the surrounding area. It is the same assessment standard, the same reporting format and the same written warranty whether you own one building or manage a portfolio spread across the county. In this market, most often medical office, mid-rise office, retail and restaurant, condominium and private school. What changes between them is not the roofing so much as the constraint that governs the schedule — a board calendar, a trading day, a shipping schedule, a clean-space protocol or a resident notice requirement. We identify that at the assessment, because a project that ignores it goes badly regardless of how well the roof is installed. Ask any bidder this and get the answer in writing. Our commercial work in Bethesda is performed by crews we control and supervise, with a named project contact accountable for it, and where a specialist trade is genuinely required on a medical office building — sheet metal fabrication, structural repair, a crane operator — that party is identified in the proposal along with their insurance, not introduced on site. You should never meet a company on your roof whose name you have not seen on paper. # About United Developers Source: https://udroofing.com/about ## A family business built on roofs done right . Our name is on every roof, and we live and work in the same communities we serve. #### We meet your adjuster From documenting the damage to meeting your adjuster on the roof, we guide you through the insurance process so your deductible is typically your out-of-pocket cost on an approved claim. #### Built to last GAF factory-certified installation, manufacturer lifetime material warranties, and our own 2-year workmanship warranty on every job. ### From first call to final shingle #### Free inspection, typically within 24 hours We document every slope with photos and give you a straight answer — usually within a day of your call. #### Claim & estimate If there's storm damage, we document it and meet your adjuster. If not, you get a clear retail or financed estimate — no pressure. #### One-day install Most roofs are torn off and replaced in a single day. We protect your landscaping and leave the site cleaner than we found it. #### Warranty & follow-up You're covered by manufacturer and workmanship warranties — and we're a phone call away long after the job is done. ### Credentials you can verify Roofing is a trade where anyone can print a business card. We're licensed in Maryland (MHIC #111971), factory-certified by the largest shingle manufacturer in North America, and accountable to the BBB. Look us up — we'll wait. United Developers is a licensed contractor, not a public adjuster: we document damage and meet your adjuster on site, but we do not negotiate or adjust your claim, cannot promise approval, and never pay, waive or rebate a deductible. Your carrier determines coverage. "If you're looking for a company you can truly trust, look no further.
