How to tell if your 15–20 year old roof needs replacing in Alexandria, VA

So a 15-to-20-year-old roof in Alexandria is not automatically due, but it is in the window where you should stop guessing and start checking. 20+ years and older: replacement is the baseline

Past 20, the question flips: instead of "does it need replacing," it becomes "what is the cost of waiting." Brittle shingles cannot be walked on for repairs without breaking their neighbours, so every fix gets more expensive and less durable. Deck damage compounds quietly — a sagging line between rafters, soft spots underfoot, or delaminated sheathing means the replacement now includes carpentry. And there is an insurance dimension: an older roof that has been leaking for a while can produce damage a carrier reads as long-term seepage rather than a sudden storm loss. If your roof is past 20 and you have not had it documented, that is the single most useful hour you can spend on your house.

This is where most homeowners get surprised, so here is the plain version. Two things are decided separately: whether a loss is covered, and how a covered loss is paid.
