What moves the price
The roof tie-in. The porch roof has to meet your existing roof and wall without trapping water. Done right it is flashed into the shingles; done wrong it leaks into the house wall for years before anyone sees it. This is the single biggest quality difference between bids.
Structure. A roof adds load, so posts, beams and footings are larger than a plain deck’s, and the footings go below the frost line.
Size and height. More square feet and a higher floor mean more framing, taller posts and longer stairs.
Finish. Beadboard or vinyl ceiling, fan-rated blocking, lighting, upgraded rails and composite flooring all add to the base.
Permits
A covered porch needs a building permit in most Maryland counties, with plan review and footing, framing and final inspections. In the City of Bowie a city permit is required as well as the county one. See who issues it, county by county.
