Every roof United Developers installs is covered two ways: the manufacturer's material warranty on the products themselves, and our own workmanship warranty on the installation. Here is exactly what each covers and how to use them.
1. GAF limited lifetime material warranty (GAF)
As a GAF Factory-Certified contractor, our qualifying shingle systems carry GAF's limited GAF limited lifetime material warranty on manufacturing defects for as long as you own your home. The registered warranty paperwork is issued in your name after installation — keep it with your closing documents. Metal, TPO and other systems carry their own manufacturer terms, itemized in your contract.
2. Our workmanship warranty
Materials fail rarely; installation is where most roof problems start. That's why we separately warrant our own workmanship — flashing, penetrations, valleys, fastening, sealing — for the period stated in your contract (2 years standard on full replacements). If something we installed leaks because of how we installed it, we fix it. No fine-print fee, no "storm chaser is long gone" problem: we're local, licensed in MD, VA and PA, and we answer the phone year-round.
3. What's not covered
- New storm damage (hail, wind, fallen limbs) — that's an insurance event, and we'll document it for your claim free of charge.
- Alterations by others: satellite installs, solar mounts, pressure washing, or repairs by another contractor.
- Structures and materials we didn't install.
