Why two quotes for the same room differ
Usually because one leaves things out. Ask every bidder to price these as separate lines: removal and disposal of the old floor, subfloor refastening and levelling, a moisture test and barrier on any slab, overage for cuts and pattern, trim and transitions, and moving furniture.
The subfloor is the one that matters most. Squeaks, popped seams and cracked tile almost always start below the floor, and a quote that skips the prep is cheaper today and more expensive in two years.
Which floor for which room
Solid hardwood for living rooms, dining rooms and bedrooms, where it can be refinished for decades. Engineered wood where solid wood would move too much. Luxury vinyl plank in basements, kitchens and laundry rooms, where water is a risk. Tile in bathrooms and entries.
In older Bethesda and Rockville homes there is often oak under the carpet. Refinishing it is frequently cheaper than any new floor, and we look before we quote.
