What Mule-Hide certification means for your roof
Mule-Hide Products, based in Beloit, Wisconsin, makes the TPO and EPDM single-ply membranes, adhesives, insulation and flashing accessories that go into a low-slope roof system. United Developers is a Mule-Hide certified contractor. That matters to an owner for one practical reason: a certified contractor can register a Mule-Hide system warranty on the roof it installs, and before the warranty is issued a Mule-Hide representative inspects the finished installation. The manufacturer checks the seams, the flashings and the details, not only the paperwork.
Mule-Hide offers membrane warranties as well as Standard System and Premium system warranties. Which one a roof qualifies for depends on the system, the attachment method and the specification, and we tell you which warranty your proposal carries before you sign, in writing.
TPO or EPDM: how we choose
Mule-Hide TPO
A white, heat-welded single-ply membrane. The welded seams are the strength of the system, and the reflective surface lowers roof temperature, which helps buildings with a large cooling load such as office, retail and medical space. We install it mechanically attached or fully adhered over tapered insulation designed to move water to the drains.
Mule-Hide EPDM
A black synthetic rubber membrane with a long service record on low-slope roofs. It stays flexible in cold weather and tolerates building movement well, which is why it is common on older masonry buildings, churches and schools. Installed fully adhered, mechanically attached or ballasted, depending on the deck and the wind exposure.
Replacement or recover
Every commercial project starts with a walked roof, core cuts and a moisture check. If there is one existing roof and the insulation is dry, a recover over the existing roof can be an option and saves the cost of a full tear-off. If the insulation is wet, or there are already two roofs in place, the right answer is a tear-off to the deck. We decide from the cores, not from a guess.
How a Mule-Hide project runs
- Site assessment. Roof walked, photographed, core cuts and a moisture check where the decision depends on what is under the membrane.
- Written proposal. System, attachment, insulation, flashing details and the Mule-Hide warranty the roof will carry, all in writing.
- Installation. Scheduled around tenants, with daily dry-in and one named project contact.
- Mule-Hide inspection and warranty. A Mule-Hide representative inspects the finished roof, punch items are closed, and the warranty is registered in the owner's name. You receive the closeout package and the roof file.

Is United Developers a Mule-Hide certified contractor?
Yes. United Developers (UD Roofing) is Mule-Hide certified and installs Mule-Hide TPO and EPDM roof systems on commercial buildings in Maryland and Virginia.
Who inspects the roof before a Mule-Hide system warranty is issued?
A Mule-Hide representative inspects the finished installation before a Standard System or Premium warranty is issued. Any punch items are corrected before the warranty is registered.
Can a Mule-Hide roof go over our existing roof?
Sometimes. If there is only one existing roof and core cuts show the insulation is dry, a recover can be an option. If the insulation is wet or two roofs are already in place, the roof is torn off to the deck.
Do you install Mule-Hide roofs in Virginia?
Yes. We hold Virginia DPOR Class A #2705183185 and Maryland MHIC #111971, and we install in Northern Virginia including Fairfax, Arlington, Alexandria, Reston and Tysons.
Do you do roof repairs?
No. We replace and recover commercial roofs. If your roof needs a repair rather than a replacement, the site assessment will say so.
