Roof Replacement in Baltimore, MD

A Baltimore rowhouse roof is a flat-roof job, and it should be quoted by somebody who does flat roofs. Layer count, deck condition, parapet and party-wall detail, drainage and every roof-deck post are the things that set the price and the outcome — not the brand name on a shingle wrapper.

What is actually on Baltimore roofs. Baltimore rowhouse roofs are flat or low-slope, not shingled. What is up there is usually built-up roofing — layers of felt and asphalt, sometimes with gravel — or a modified bitumen cap sheet torched or self-adhered over the top of it, and on plenty of houses a silver aluminum-fibered coating over the top of that. Some rows still have original tin or terne metal under everything. A roof like this fails at seams, laps, penetrations and edges, not in the middle of a shingle field, and it is diagnosed and priced on a completely different basis than a suburban asphalt roof. The condition we get called about most in Baltimore is seam and flashing failure at the party wall, plus ponding behind a clogged rear drain. The other thing that makes a Baltimore roof different is that it does not end at your property line in any way that water respects. Rowhouses share party walls, and the roof terminates into that wall with flashing and often a coping or parapet on top. When the mortar in a parapet goes soft or the neighbor's membrane lifts at the shared edge, water tracks across and shows up in your top-floor ceiling even though nothing on your side failed. Diagnosing that honestly — rather than selling you a roof you did not need — is most of the job.

What a Baltimore roof replacement actually includes

What we install on a Baltimore roof

Modified bitumen

A reinforced asphalt sheet, either torch-applied or self-adhered, usually in a base and cap configuration. It is the workhorse of rowhouse roofing: it handles foot traffic, it detailes well into a parapet, and a competent crew can flash it around the awkward geometry a city roof actually has.

Single-ply membrane

TPO or EPDM in a single sheet, mechanically fastened or fully adhered. Fewer seams than a built-up roof, and a white TPO surface reflects rather than absorbs summer heat, which on a top-floor bedroom under a black roof is not a theoretical benefit.

Coatings, and when they are honest

An aluminium-fibered or elastomeric coating over a sound existing roof is a legitimate maintenance step that extends service life. It is not a roof replacement and anyone selling it to you as one is misrepresenting it. If the membrane underneath is wet, blistered or split, coating over it traps the water and buys you nothing but a delay.

Tear-off versus recover

Recovering over an existing roof is sometimes permissible and always tempting, because it is cheaper today. It is the wrong call when the existing system is saturated, when there are already multiple layers, or when the deck condition is unknown. On a roof with layers of built-up asphalt already on it, tearing off is the only way anyone can honestly tell you what the deck is doing.

The party wall problem nobody warns you about

On an attached house, your roof does not end at a boundary that water respects. It runs into a shared wall, and the detail at that wall — flashing, coping, the mortar in the parapet — is doing as much work as the membrane in the middle of the roof. When it fails on your neighbour's side, the water shows up in your ceiling. When it fails on your side, it can show up in theirs.

This matters practically. If we inspect your Baltimore roof and conclude the entry point is on the other side of the party wall, we will tell you that, and we will show you the photographs that prove it, even though the outcome is that we do not sell you a roof that day. The alternative — replacing your perfectly serviceable membrane and watching the stain come back — is how homeowners end up believing every roofer is a thief.

What drives the number on a Baltimore roof

Roof area in squares, pitch, complexity, existing layer count, deck condition, penetrations and skylights, flashing linear footage, ventilation work, disposal weight, access and staging, material tier, and permit and review requirements. Those are the variables, and they are the reason a regional average is close to useless for your specific house. We have written the whole breakdown out, including how to read a quote and which line items to demand from every bidder: what drives roof replacement cost in the Baltimore area.

How it works

  1. Free inspection and photo report within 24 hours, with roof area measured rather than estimated, layers established, and deck condition assessed where it can be.
  2. A line-item proposal. Tear-off, decking at a named per-sheet rate, underlayment, flashing, ventilation, disposal, permit, warranty — itemised, so you can compare it against anyone else's bid line for line.
  3. Permits and any review handled by us, started early because that clock is usually longer than the construction clock.
  4. Installation, inspection, and a written workmanship warranty alongside the manufacturer's material warranty. MHIC #111971 and

Permits, jurisdiction and review in Baltimore

Baltimore work is permitted through Baltimore City, which handles construction permits through the city's housing and permits office. Baltimore City is its own permitting jurisdiction — it is not part of Baltimore County, and a job three blocks over the line is reviewed by a completely different office. On top of the building permit, a rowhouse job usually needs a right-of-way or street-occupancy permit just to legally put a dumpster and a materials truck on the block, because there is no driveway to stage from.

Historic review

Federal Hill, Fells Point, Canton, Mount Vernon and a number of other neighborhoods sit inside locally designated historic districts overseen by the city's preservation commission. Work that is visible from the street — cornice repair, front-facing metal, roof-deck structures, anything that changes the roofline profile — generally needs review before it happens, not after. Requirements change, so we confirm with the commission for your specific address before we schedule anything, and we build the review time into the timeline instead of pretending it does not exist.

We pull the permit. If a contractor asks you to pull your own permit for roofing work, that is a signal about their licensing, not a convenience for you. We carry MHIC #111971 in Maryland, and the number is on every proposal so you can verify it before you sign.

Where we work in Baltimore

Crews cover Federal Hill, Fells Point, Canton, Mount Vernon, Locust Point, Patterson Park, Highlandtown, Hampden, Bolton Hill, Brewers Hill, Remington and Charles Village, across 21201, 21202, 21211, 21213, 21214, 21218, 21224, 21230, 21231. There is no driveway. Access is from the street or a narrow rear alley, materials get carried or hoisted, and the tear-off from a multi-layer built-up roof is heavy. That is a real cost and scheduling factor and any contractor who does not mention it has not thought about your block.

Baltimore roof replacement questions

How long does a Baltimore roof replacement take?

Most residential roofs are a one to three day job once the crew is on site. What moves that is complexity, access, weather, and what we find when the old roof comes off. Permit and review timelines are separate and can be the longest part of the calendar, which is why we start them early rather than at the last minute.

What happens if the decking underneath is bad?

It gets replaced. What matters is that you knew that was a possibility before you signed. Our proposals name a per-sheet price for decking replacement up front, so if we find soft or delaminated sheathing you already know what it costs and nobody is renegotiating with your roof open. A quote with no decking line is a quote with a hole in it.

What does a roof replacement cost in Baltimore?

It depends on measurable things: roof area in squares, pitch, complexity, how many layers have to come off, deck condition, the number of penetrations and skylights, ventilation work, disposal weight, access, and material tier. We publish a full breakdown of what drives the number rather than a made-up average, and we give you a firm figure after the inspection rather than over the phone.

Do you handle the permit in Baltimore?

Yes. We pull it, we schedule the inspections, and the licence numbers are on the proposal.

Can you match what the neighbours have?

Usually, and on an attached house it is worth caring about because the difference is permanent and visible from the street. Where the roof is genuinely shared or continuous across units, coordinating with the neighbours produces a better roof for less money per household than doing it piecemeal.
