When it fails on your neighbour's side, the water shows up in your ceiling. When it fails on your side, it can show up in theirs.

This matters practically. Get the inspection first if you can. Knowing whether there is real, documentable damage before you open a claim means you are making an informed decision rather than a hopeful one. If there is no damage, we tell you there is no damage.

Do you meet the adjuster?

Yes, and it matters. An adjuster is assessing a roof they have never seen before in a limited window. Being on site with the photographs and a line-item scope means the conversation is about evidence rather than about impressions. What we do not do is negotiate your claim for you — that is a separately licensed activity and we are contractors, not public adjusters.

What about my deductible?

You pay it. Any contractor who offers to absorb, waive or 'eat' your deductible is proposing something you should walk away from, because it is not a discount, it is a misrepresentation to your insurer, and you are the one whose name is on the policy.

What if the damage is on the shared roof or party wall in Essex?
