What actually fails on a Towson roof

• Failed pipe boots. The rubber collar around a plumbing vent has a shorter service life than the roof it sits on and it is one of the most common single-point leaks there is.

On an attached house, your roof does not end at a boundary that water respects. It runs into a shared wall, and the detail at that wall — flashing, coping, the mortar in the parapet — is doing as much work as the membrane in the middle of the roof. When it fails on your neighbour's side, the water shows up in your ceiling. When it fails on your side, it can show up in theirs.
