Is a flat roof a good idea?
On the right building, yes. A low-slope roof over a porch, extension or modern box form is standard practice and lasts 20 to 30 years in a membrane. It is a poor idea where drainage cannot be designed properly or where the deck is full of penetrations. Planning range: $9.00 to $16.00 per square foot for a full replacement.
Flat roof materials compared
The first thing to know is that no low-slope roof is genuinely flat. Every one of them is built with falls — a designed slope, usually a quarter inch per foot, toward an outlet — because standing water is what kills the assembly. A roof described as flat with no falls is a roof that has already been built wrong.

Falls, drainage, insulation and penetrations
- Falls and drainage. The single biggest factor. Water must leave within about 48 hours of rain stopping, by gutter, internal drain or scupper. Ponding is a defect, not a characteristic, and it is where every long-term membrane failure starts.
- Penetrations. Every soil pipe, vent, rooflight and rooftop unit is an independent detail that can fail on its own. A roof with eight penetrations has eight more failure points than one with none, regardless of the membrane.
- Edges, parapets and overhangs. The perimeter is where wind gets under a membrane, and it is where most storm damage on a low-slope roof begins. Termination bars, edge metal and how the membrane turns up a parapet are the details to ask about.
- Insulation and the vapour path. Modern low-slope assemblies usually put rigid insulation above the deck, which keeps the deck warm and moves the condensation risk out of the structure. A vented cavity underneath instead needs a genuine air path, and half-vented cavities are where damp joists come from.
- The deck and the joists. Span, joist size and noggins are structural questions and a flat roof carries snow and ponded water that a pitched roof sheds. Any change of use — a terrace, a green roof, plant — is a structural question first.
Flat roofs on houses have a bad reputation in the UK and the US alike, and it comes almost entirely from a generation of poorly detailed felt roofs with no falls. A modern single-ply roof with designed drainage, welded seams and proper edge detail is not the same product and does not behave like one.
Flat against pitched, honestly
A pitched roof sheds water by geometry and forgives a lot of detailing errors. A flat roof relies on the membrane being continuous and the falls being right, so it is less forgiving and more dependent on workmanship. Against that, a flat roof is cheaper to build over an extension or a porch, is far easier to inspect and walk, opens up usable space above and below, and has no ridge, valleys or dormers to leak.
Where a flat roof is the wrong call on a house: where there is nowhere for the water to go, where the roof will be under trees that will drop debris into a single outlet, or where the budget only stretches to the cheapest membrane and the cheapest detailing. A poor pitched roof leaks slowly. A poor flat roof leaks completely.

How long does a flat roof last?
20 to 30 years for a properly installed EPDM or TPO single-ply membrane, 15 to 25 for modified bitumen, and 40 to 70 for a standing-seam metal roof above its minimum pitch. What moves those numbers is drainage rather than brand: a roof where water leaves within a day or two of the rain stopping reaches the top of its band, and a roof that ponds will find a seam eventually. The number of penetrations matters nearly as much, because each one ages independently of the membrane.
Is a flat roof a good idea on a house?
On an extension, a porch, a dormer or a modern box form, it is standard practice and works well. The three questions that decide it are where the water will go, how many penetrations will sit in it, and whether the perimeter can be detailed properly. A flat roof with designed falls to a real outlet, welded or bonded seams and a proper edge termination is a twenty to thirty year roof. One built dead level over a deck with no thought about drainage is a maintenance liability from the first winter.
What does a flat roof cost?

Do flat roofs need ventilation?
It depends on the assembly. A cold-deck flat roof, with insulation between the joists and a cavity above, needs a genuine ventilated air path or it will condense and rot the joists. A warm-deck assembly, with rigid insulation above the deck, is designed to be unvented and controls vapour through the layer order instead. Both are correct. What fails is a cold deck with a partly blocked or unvented cavity, which is one of the most common reasons an older flat roof has damp timber under a membrane that looks fine.
Can you put a skylight in a flat roof?
Yes, and it is a common way to bring light into an extension. It needs an upstand — a built kerb the membrane turns up and over — rather than sitting flat on the deck, because water will pond around anything set at deck level. The kerb height, the way the membrane is dressed up it, and the flashing at the top are what decide whether it leaks. A rooflight fitted directly onto a low-slope deck without an upstand is a detail waiting to fail.
Do you need gutters on a flat roof?
The roof needs somewhere for the water to go, and on most houses that is a gutter. The alternatives are an internal drain, which takes water down through the building, or a scupper through a parapet into a leader outside. Whichever it is, the outlet has to be sized for the whole area draining to it and it has to be kept clear, because a blocked outlet on a low-slope roof puts standing water on the membrane rather than sending it over the edge.
