How long does it take to replace a roof?
One day for a typical Maryland single-family roof of about 24 squares, two for a large or cut-up one, and three or more where decking has to be replaced or the pitch needs staging. From signing to completion is two to four weeks, most of which is the permit and the material order rather than the work.
What happens on the roof, hour by hour
- Protection first, before anything is torn. Landscaping covered, windows and siding protected, a dump trailer positioned, and plywood against anything a falling shingle can damage.
- Tear-off, one plane at a time. A crew strips only as much as it can dry in that day, which is why a roof is not opened up all at once even though it looks faster.
- The deck is inspected as it is exposed. Any soft or delaminated sheathing is photographed and replaced before it is covered. This is where a job can gain half a day.
- Dry in. Ice-and-water membrane at the eaves and valleys, drip edge, and full underlayment. Once a plane is dried in it is weather-tight even without shingles, which is what makes a two-day job safe.
- Flashing and details. New pipe boots, step and counter flashing, valley metal, and any chimney work. Slow, hand-formed, and the part that decides whether the roof leaks.
- Shingles, starter course upward. The fastest-looking part of the job and the one where the nail zone and the nail count matter most.
- Ridge, ventilation and cap. Ridge vent cut in and capped.
- Cleanup and magnet sweep. Debris removed and the property swept magnetically for nails, including the lawn and the driveway.
Some of that runs in parallel on a bigger crew — one team tearing off while another dries in behind them. What never changes is the order for any given plane: strip, inspect, dry in, flash, shingle.
Why it is two to four weeks and not two days
- The permit. Most Maryland counties require one for a full replacement and turnaround varies by jurisdiction and by season. It is usually the longest single item and it is out of everyone hands.
- Material order and delivery. Shingles are ordered by colour and line for your roof and delivered before the crew arrives. Common lines are quick; a designer profile or a specific colour can add time.
- Insurance approval, if there is a claim. The scope has to be agreed before the work is scheduled, and supplements can add a round of correspondence.
- Weather. Not rain on the day so much as the forecast: a crew will not open a roof it cannot dry in before the weather arrives. In a wet Maryland spring this is the most common reason a date moves.
- Season. Late summer through autumn is the busy period, and it is busier still in the weeks after a storm passes through a county.
What you can do to compress it: decide the shingle line and colour early, since the order cannot go in without it, and get the free inspection done before you need the roof rather than after the first stain appears on the ceiling.
What it is like to be in the house
It is loud. Tear-off is a hammer and a shovel above your head for several hours, and nailing is a compressor and a nail gun. Anything hanging on the walls of the top floor is worth taking down, and pictures do fall. Vibration also brings dust down from an unfinished attic, so cover anything stored up there.
Practically: move cars out of the driveway before the crew arrives so the dump trailer can position and so nothing lands on them, keep pets inside and away from the doors, and expect the garden to be walked on. Everything that comes off your roof lands somewhere before it is collected. The magnet sweep at the end is the answer to the nails, and it is worth asking that it be done twice on a property with a lawn where children play.

And a crew will not open a roof it cannot dry in ahead of the forecast, which in a wet spring moves more dates than anything else.
Can a roof be replaced in one day?
Frequently, yes, on a normal single-family house with a crew sized for it. The reason it is possible is the dry-in: each plane is stripped, inspected, and covered with ice barrier and underlayment before the crew moves on, so the house is weather-tight at every stage rather than being open all day. A one-day job is not a rushed job. What should worry you is a one-day job that skipped the deck inspection or the flashing.
What happens if it rains during my roof replacement?
Work stops and the roof stays dried in. That is the point of only stripping what can be covered the same day: an underlayment and ice barrier layer is weather-resistant, so a shower on a partly finished roof is an inconvenience rather than an emergency. What no responsible crew does is tear off ahead of a forecast it cannot beat. If rain arrives unexpectedly with a plane open, it is tarped.
How long does a roofing permit take in Maryland?
It varies by county and by season, and it is the item most likely to move a start date. Some Maryland jurisdictions issue a residential re-roof permit quickly and others take considerably longer, particularly in the weeks after a storm when volume spikes. It is worth asking who pulls the permit and when it was applied for, because a job scheduled before the permit exists is a job that will move.
Do I need to be home while my roof is replaced?
No, and most people are not. What is worth being there for is the start, so the crew can confirm access, the trailer position and where material is dropped, and the walk-through at the end. If decking is found rotten you will be contacted with photographs before anything is replaced, so a reachable phone matters more than a physical presence. Interior access is generally not needed unless there is attic work in the scope.
