What actually makes a kitchen a luxury kitchen rather than an expensive one?
The parts you stop being able to see once it is finished. A cabinet is either a plywood box with a dovetailed drawer on a full-extension soft-close undermount slide, or a particleboard box with a stapled drawer on a side-mount roller — and both can wear the same door. Stone and porcelain slabs are templated after the cabinets are set and levelled, never from a drawing. The real cost drivers are moving plumbing, gas and electrical rather than the finishes, and a range hood only performs if it is ducted outside at the right airflow. Sequence matters as much as specification: demolition, rough-in, inspections, drywall, cabinets, template, fabrication, install, then backsplash. Electrical, plumbing, gas and HVAC work is performed by licensed trade partners under permit.
The build, in the order it actually happens
Almost every expensive kitchen mistake is a sequencing mistake, not a taste mistake. Here is the order, and what each stage locks in.
Design and layout
Where things go, and therefore what has to move. Sink and range positions drive the plumbing, gas and electrical scope, which is where the money is.
Fails when: Layout decided on aesthetics alone, then priced. Moving a sink across a room is a different project from replacing one.Permits
Filed before demolition. Kitchen work involving electrical, plumbing, gas or structural change is permitted work in both Maryland and Virginia.
Fails when: Skipped, which surfaces at resale when an appraiser or buyer asks for records that do not exist.Demolition
Strip back to framing where the scope requires it, and see what is actually there — old wiring, undersized supply lines, previously unpermitted work, rot under a long-leaking sink.

Close the walls, then get the surfaces flat. Cabinet installers can shim a wall that is out of plane, but only so far.

Subfloor flatness matters most under large-format tile, and finished floor height determines cabinet and appliance heights.

Cabinetry is usually the largest line on a kitchen quote and the least specified. Here is what actually differs behind two identical-looking doors.

The one-minute showroom test: pull a drawer all the way out and look at its corner — dovetail or staple. Then push it and watch it close. Then look at the inside of the box and the back panel. Then lift a shelf. Four seconds each, and it tells you more than the door style does.
Countertops: the material, and then the fabrication
Homeowners choose a material and assume the outcome. In practice the fabrication decides most of what you will notice: where the seams land, how the edge is profiled, whether an overhang is supported, and how the sink meets the stone.

Three fabrication details worth specifying
- Seam placement. Seams are a fact of life on runs longer than a slab. Where they go is a decision: a good fabricator places them where they are least visible and best supported, and shows you on a layout before cutting.
- Overhang support. Every countertop material has a published unsupported span. Past it, the counter needs brackets, corbels or a substrate — and an island seating overhang is the usual place this gets ignored.
- Sink reveal. With an undermount sink, the relationship between the stone cutout and the sink rim — positive, negative or zero reveal — determines how easy the edge is to wipe. Specify it rather than discover it.
The systems behind the wall
This is where a kitchen either works or merely looks finished. All of it is performed by licensed trade partners under permit, and all of it is inspected before the walls close.
Ventilation: ducted, or not really ventilation
A recirculating hood filters grease and puts the air, its moisture and its odours straight back into the room. In a kitchen at this level that is not a ventilation strategy. A ducted hood removes it from the house, and the two variables that matter are airflow matched to the appliance below it and a duct run short and straight enough to actually deliver that airflow. There is also a code consequence at the top end: where a kitchen exhaust system exceeds 400 cubic feet per minute, the model residential code requires make-up air, because a powerful hood in a reasonably tight house will otherwise depressurise it and can backdraft other combustion appliances. A professional-range hood and a make-up air provision belong in the same conversation.
Electrical: more circuits than people expect
A code-compliant kitchen needs at least two 20-amp small-appliance branch circuits serving the countertop receptacles, dedicated circuits for the fixed appliances such as dishwasher, disposal and range, GFCI protection at countertop receptacles, and receptacle spacing arranged so that no point along the counter is more than 24 inches from one. Islands and peninsulas have their own requirements and their own routing problem: the feed comes through the floor. That is a rough-in decision, not a finish decision, and it is why island layout gets settled early.
Plumbing: the part that decides the budget
Keeping the sink where it is makes a kitchen remodel a finish project. Moving it makes it a plumbing project — new supply and drain runs, and a vent arrangement that satisfies the inspector. The same applies to adding a pot filler, a second prep sink, or a refrigerator water line. None of this is exotic; all of it is the difference between two numbers that look similar on a proposal and are not.
What we specify, and why
A kitchen proposal that names things instead of allowing for them
Allowances have their place early in a design conversation. They are not a specification, and a proposal built entirely from them cannot be compared with anything.
- Cabinet line, box material and hardware named — including drawer construction and slide type
- Countertop material, slab and edge profile, with the actual slab approved where it is natural stone
- A seam layout reviewed with you before fabrication
- Overhang support specified where the span requires it
- Hood airflow and duct route stated, with make-up air addressed above 400 cfm
- Permits and inspections listed as scope, not assumed
- Subfloor flatness preparation allowed for where large-format tile is specified
- Electrical, plumbing, gas and HVAC by licensed trade partners, inspected under permit
How to tell whether a contractor is cutting this corner
An allowance is a placeholder, not a specification. Box material, drawer construction, slide type and hinge type can vary enormously inside the same number.

What actually makes one kitchen cabinet better than another?
Eight things, none of them the door. The box material — plywood with a finished interior rather than particleboard with printed foil. A full-thickness back panel captured in a dado so the box stays square. A solid wood drawer box with dovetailed corners rather than stapled joints. Full-extension soft-close undermount slides rather than three-quarter-extension side-mount rollers. Concealed six-way adjustable hinges so doors can be aligned and stay aligned. Thicker edge-banded shelves that do not sag. A cured catalysed finish on show surfaces. And a written warranty on the cabinet and its hardware.
Should my quote name the countertop, or is an allowance fine?
An allowance is reasonable in an early design conversation and is not a specification. Before you sign, the proposal should name the material, the product or slab, the edge profile, and how overhangs will be supported — and for natural stone you should approve the actual slab, because slab-to-slab variation is the whole character of the material. You should also see a seam layout before anything is cut, since where seams fall is a decision rather than an accident, and it is the detail people notice for years.
Do I need a permit to remodel a kitchen in Maryland or Virginia?
For anything involving electrical, plumbing, gas or structural change, yes — and that describes most real kitchen remodels. Permits also bring inspections of the rough-in before the walls close, which is the point at which mistakes are cheap to fix. The practical consequence of skipping them arrives at resale, when a buyer, appraiser or lender asks for records that do not exist. Ask which permits are being pulled, who files them, and who meets the inspectors, and expect all three answers in the proposal.
