Who permits the work
Manassas is an independent city with its own permit office, separate from Prince William County — and there is also a historic district downtown with design review for exterior work. As with Fairfax and Falls Church, a Manassas mailing address does not settle which jurisdiction you are in.
For a rooftop array that generally means two permits rather than one: a building permit for anything fastened to the roof
structure, and a separate electrical permit for everything downstream of it, pulled by the licensed electrician on the job. We
sequence both and pull the building permit under our licence — you file nothing yourself.
What Manassas homes are actually built like
Manassas has an older core near the historic district and substantial 1980s–2000s subdivision development around it. In the newer neighborhoods HOA architectural review is the usual schedule risk; near the core, the houses themselves are the variable.
For solar that matters in two specific places: the age and condition of the roof covering, which decides whether the array
goes on now or after a replacement, and the capacity of the electrical service, which a licensed electrician confirms before
anything is designed.
