How to tell if your 15–20 year old roof needs replacing in Columbia, MD

The honest answer: in the DMV climate an architectural asphalt roof gives you roughly 20–25 years of real service and a 3-tab roof 15–20 — regardless of what the warranty label says. So a 15-to-20-year-old roof in Columbia is not automatically due, but it is in the window where you should stop guessing and start checking. Across 21044, 21045 and 21046, the roof we inspect most often is a late-1990s or early-2000s architectural shingle sitting at 22 to 28 years old. This guide walks the signs bracket by bracket, explains what insurers actually do with older roofs, and shows you how to tell a real claim from a retail replacement.

Roof age brackets: what to look for

Age on its own is not a verdict. What matters is what the shingles are doing at that age — and the failure modes change as a roof gets older. In Columbia, the 20-plus bracket also brings a materials question: several 1970s villages have low-slope sections that were shingled when they should have been membraned.

10–15 years: monitor, don't replace

A healthy roof at this age still has flexible shingles that lie flat and stay sealed. 15–20 years: the decision window

This is where roofs start to separate. The sign that matters most is seal strength: a shingle's adhesive strip is what holds it down in a gust, and it stiffens and lets go as the asphalt loses volatiles. When we hand-lift tabs on a 17-year-old roof and they come up with no resistance across a whole slope, that roof is functionally done even though it has not leaked yet — it is one squall line from a repair bill. Other markers: granules piling in the gutters and at downspout splash blocks, shingles that crack rather than flex, curled or cupped edges on the sun-facing slopes, nail pops telegraphing through, and dark staining on the attic sheathing. One of these is a repair. Three of these is a plan.

20+ years and older: replacement is the baseline

Past 20, the question flips: instead of "does it need replacing," it becomes "what is the cost of waiting." Brittle shingles cannot be walked on for repairs without breaking their neighbours, so every fix gets more expensive and less durable. Deck damage compounds quietly — a sagging line between rafters, soft spots underfoot, or delaminated sheathing means the replacement now includes carpentry. And there is an insurance dimension: an older roof that has been leaking for a while can produce damage a carrier reads as long-term seepage rather than a sudden storm loss. If your roof is past 20 and you have not had it documented, that is the single most useful hour you can spend on your house.

What insurers actually do with older roofs

This is where most homeowners get surprised, so here is the plain version. Two things are decided separately: whether a loss is covered, and how a covered loss is paid.

Will insurance replace a 20-year-old roof in Columbia?

Age by itself does not disqualify a claim — policies respond to sudden, storm-caused damage rather than to a roof's birthday. What age can change is how a covered claim is settled. Some policies pay replacement cost (RCV), releasing recoverable depreciation once the work is done; others settle older roof surfaces at actual cash value (ACV) or apply a roof payment schedule that pays a declining percentage as the roof ages. Granules collecting in the gutters and at downspout splash blocks; shingles that curl, cup or look bald on the sun-facing slopes; shingles that crack when flexed; nail pops and lifted tabs that no longer reseal; exposed black mat where granules are gone; rusted or cracked pipe-boot collars; daylight or dark staining visible on the attic sheathing; and a ridgeline or deck that dips between rafters. Any two of those together on a roof past 15 is a real signal, not a maintenance nag.
