Commercial Roof Coating and Restoration

There is a window in a commercial roof's life where a fluid-applied restoration costs a fraction of replacement, causes almost no tenant disruption, and comes with a renewable warranty. Most owners are never offered it, because the replacement is the bigger sale. We lead with restoration wherever the roof genuinely supports it — and we tell you when it does not.

A coating cannot dry wet insulation. Applied over a saturated assembly it seals the water in, where it keeps destroying insulation and corroding deck out of sight, while the owner believes the problem is solved. That is why we run a moisture survey with core cut verification before we will quote a restoration, and why we sometimes end that survey by telling you the roof needs replacing instead.

The decision most owners never get offered

There is a window in a commercial roof's life — typically somewhere between year fifteen and year twenty-five — where the membrane is weathered but sound, the details are tired but repairable, and the insulation underneath is still dry. In that window, a fluid-applied restoration is very often the best financial decision available to the owner. It costs a fraction of replacement, it takes a fraction of the time, it creates almost no disruption to tenants because there is no tear-off, no dumpster and no exposed deck, and it comes with a manufacturer warranty that can typically be renewed by recoating at the end of its term.

Most owners are never offered it, for a reason that is not complicated: the replacement is a much larger sale. We lead with restoration where the roof supports it, partly because it is the right recommendation and partly because it is an honest way to start a relationship with a property manager who has never heard of us. If we save you money on the first job, the conversation about the building that genuinely needs replacing gets much easier.

The prerequisite nobody should skip

A coating is a surface. It cannot dry wet insulation, it cannot repair a failed deck, and it cannot rescue a membrane that has lost its reinforcement. Applied over a wet assembly it does something worse than nothing: it seals moisture in, where it continues to degrade insulation and corrode steel deck out of sight, and it delays a replacement that was already necessary while the owner believes the problem is solved.

So the sequence is not negotiable. Before we will quote a restoration we run a moisture survey — infrared, capacitance or both — and verify it with core cuts. If the wet area is small and localised, that insulation gets cut out and replaced before coating. If saturation is extensive, we tell you the roof needs replacing and we do not sell you a coating. That conversation costs us work regularly and it is the single most important thing on this page.

The second prerequisite is detail repair. Coating is not a substitute for fixing seams, terminations, pipe boots, pitch pans and drains. On a restoration those are rebuilt first, usually with reinforcing fabric embedded in the coating at every seam and penetration, and only then is the field coated. A restoration priced without detail work is not a restoration, it is paint.

Silicone, acrylic, urethane: what to use where

Silicone

The workhorse of commercial restoration in this region and our usual recommendation. Silicone is essentially unaffected by standing water, which matters enormously on a low-slope roof with imperfect drainage — acrylics soften and re-emulsify under ponding, silicone does not. It has excellent ultraviolet stability and holds its reflectivity well. Its weaknesses are that it attracts and holds dirt, which erodes reflectivity over time, that it is slippery when wet and needs granules or walkway treatment where people work, and that recoating requires specific preparation because very little adheres to cured silicone except more silicone.

Acrylic

Water-based, lower cost, easy to apply, highly reflective and available in high solids formulations. Acrylic is a sound choice on roofs with genuinely good drainage and in applications where cost is the governing constraint. It is not a good choice where water stands, and it needs a minimum cure window before rain, which in a Mid-Atlantic summer constrains scheduling more than owners expect.

Polyurethane

Aromatic and aliphatic urethanes offer much higher impact and abrasion resistance than either of the above, which makes them the right answer on roofs with heavy foot traffic or hail exposure. They are commonly used in a two-coat configuration — a tougher base with an ultraviolet-stable top coat. Higher cost, more demanding application, and worth it on the roofs that need it.

What can be restored

Single-ply TPO, PVC and EPDM with sound membrane; modified bitumen and built-up roofs; metal roofs, where coating also addresses fastener and seam corrosion and is frequently the best value in the whole category; and spray polyurethane foam, which is designed to be recoated periodically as part of its life cycle. What cannot be restored is an assembly with wet insulation, a failed deck, or a membrane that has shrunk enough to pull details apart.

How the money works

Three commercial arguments matter here, and we would rather you hear them without the hype.

Cost. A restoration is a substantial fraction cheaper than a tear-off and replacement on the same roof, because you are not paying for demolition, disposal, insulation or a new membrane. The exact ratio depends on how much detail repair and wet insulation replacement the roof needs, which is why the survey comes first.

Capital deferral. This is the argument that matters most to an owner and it is rarely made plainly. A restoration does not merely cost less than a replacement; it moves the replacement out by a decade or more, and money spent later is worth less than money spent now. For an owner with a defined hold period, a roof restored now may never need replacing on their watch at all, which changes the analysis completely. For an association or an institution funding from reserves, the deferral is the difference between a planned contribution schedule that works and a special assessment. And for a manager staring at three roofs that all reached end of life in the same budget year, restoring the two that qualify is what makes the third one affordable. We will tell you honestly which roofs can be deferred and which cannot, because deferring the wrong one is expensive in a way that shows up as interior damage.

Disruption. There is no tear-off, so there is no open deck, no overnight exposure risk, no dumpster in the parking lot for weeks and far less noise. On occupied buildings, tenanted retail and operating facilities, that difference is worth real money that never shows up in the roofing line item.

Accounting treatment. Owners frequently ask whether a restoration can be treated as a maintenance expense rather than a capital improvement, and how that interacts with depreciation. The honest answer is that it depends on the specific facts and on your tax position, and it is a question for your accountant rather than for your roofer. What we can do is give you a scope description accurate enough for them to make that determination properly. Be sceptical of any contractor who leads with the tax argument.

Warranty. Coating manufacturers offer warranties on restored roofs, typically renewable by recoating at the end of the term, which is the mechanism that turns a restoration from a delay into a genuine life-cycle strategy. Terms vary with coating thickness and system, and we put the actual term and its conditions in the proposal rather than describing it in general terms.

How a restoration project runs

  1. Moisture survey and core cuts. Before anything else, we establish whether the insulation is dry. This determines whether restoration is even a legitimate option, and it is the step that separates an honest recommendation from a sale.
  2. Detail repair and preparation. Seams, terminations, pipe boots, pitch pans, drains and edge conditions rebuilt; localised wet insulation cut out and replaced; the roof cleaned to the coating manufacturer's requirement.
  3. Reinforced detailing, then field application. Reinforcing fabric embedded in coating at every seam and penetration, then the field coated at the specified thickness — verified by wet film gauge and material usage rather than by eye.
  4. Warranty and recoat schedule. Manufacturer inspection where the warranty requires it, then documentation and a scheduled recoat date so the renewal is a plan rather than an afterthought.

Why restoration is a low-risk way to test a contractor

A property manager has no reason to trust a roofing contractor they have not used. Restoration is a sensible place to find out: the capital exposure is modest, the disruption is minimal, and the quality of the work is visible in the reporting rather than buried under a new membrane. If the survey was honest, the detail work was thorough and none of your tenants noticed we were there, you have learned something useful before a larger decision arrives.

All the standard requirements are met before we start: certificate of insurance naming your ownership entity and managing agent as additional insureds, general liability and workers' compensation limits confirmed against your requirements, bonding where a contract calls for it, a documented safety program, and licensure held in the correct jurisdiction — MHIC #111971 in Maryland.

Odor is the one tenant-facing issue specific to coating work, because solvent-based systems near an air intake will be noticed inside the building within minutes. We identify intakes during the assessment, plan the application sequence around them and coordinate shutdowns with your engineer rather than apologizing afterwards.

Why we lead with this

A property manager with a portfolio has no reason to trust a roofing contractor they have never used, and every reason to be sceptical of one whose first recommendation is the largest possible job. Restoration is a low-capex, low-disruption way to find out whether we are any good on a building where the stakes are manageable. If the work is right, the reporting is useful and nobody on your tenant list noticed we were there, the conversation about the building that genuinely needs a full replacement becomes a much shorter one.

How long does a roof coating last?

As a planning range, ten to twenty years depending on the coating chemistry, the thickness applied and the condition of the substrate, with the warranty term typically renewable by recoating at the end of it. Applied thickness matters more than most owners realize, which is why we verify it during application rather than trusting the appearance of the finished surface.

Can any roof be coated?

No, and that is the most important thing on this page. A coating cannot dry wet insulation, repair a failed deck or rescue a membrane that has lost its reinforcement. If a meaningful share of the insulation is wet, coating seals the moisture in and delays a replacement you already need. We run a moisture survey with core cut verification before quoting, and where the answer is unfavourable we tell you the roof needs replacing.

Silicone or acrylic?

Silicone in nearly all cases on low-slope roofs in this region, because it is unaffected by standing water and our roofs pond more than anyone would like. Acrylic is a reasonable lower-cost option where drainage is genuinely good and the budget is the governing constraint. Polyurethane is the answer where foot traffic or hail resistance dominates. We match the chemistry to the roof rather than to what is on the truck.

Will a coating stop our leaks?

Only if the leaks are coming from the surface conditions the coating and its detail work address. A coating over a properly rebuilt seam, termination or penetration will stop that leak. A coating over an unaddressed drain failure, a wall or coping leak, or wet insulation will not, and applying one in that situation is how owners end up believing the roof is fixed while the assembly quietly deteriorates. Is a restoration disruptive to tenants?

Far less than a replacement. There is no tear-off, no exposed deck, no overnight weather exposure and no demolition debris, so noise is minimal and the roof stays watertight throughout. The main tenant-facing considerations are odor on solvent-based systems near air intakes and roof access restrictions during application, both of which we schedule around.

What happens when the coating warranty expires?

That is the mechanism that makes restoration a strategy rather than a delay. At the end of the term the roof is inspected, any detail work is redone, and a maintenance coat is applied, which renews the warranty. Silicone needs specific preparation to accept a recoat, which is one reason we document the exact system installed in the closeout package rather than leaving the next contractor guessing.
