Free property report

Your house, measured — not guessed at

Type your address. We pull the public assessor record for your property and the building outline, measure the roof from real geometry, then ask you only the things no record can tell us. Every number shows where it came from, and you can correct any of it. No obligation, no rep at your door unless you ask for one.

1 · Your address
2 · What we found
3 · Confirm the roof
4 · The details that matter
5 · Your report

Where is the property?

We geocode it against the US Census address file — free, and the authority on what a US address actually is. Nothing is stored until you ask us for the report.

What the public record says

Straight from the county assessor and the building outline. Assessors record what was permitted, not always what was built, so anything wrong here you should change — your correction is what we use.

Confirm the roof outline

This outline comes from OpenStreetMap building data. If it matches your roof, keep it. If it is wrong or missing a section, enter the footprint dimensions instead — that is more accurate than a wrong outline, and either way you get an exact number rather than a size bracket.

Or give us the footprint directly

The footprint is the ground area the house covers, garage included — not the living area, which counts every storey. A two-storey 2,100 sq ft house usually has a footprint near 1,100 sq ft.

The things no record can tell us

These are the questions that actually move the number, in the order they move it. Each one says why it is being asked. Skip any you do not know — we widen the range instead of pretending.

Send me the full report

You get the measured takeoff, the itemised range, and a 20+ photo inspection report if you want one. Keep all of it either way.

By submitting you agree United Developers may call or text you about your request, including by autodialed/automated means and AI voice, at the number provided. Consent is not a condition of purchase. Msg/data rates may apply. Reply STOP to opt out. See our Privacy Policy.

Wondering what could move this number once we are on the roof? Every rate we could add is published here — with what triggers it, and the rule that nothing is charged without your written approval and a photo first.
