What a roof actually costs in Annapolis

In Annapolis, architectural shingle runs about $775 to $1,075 per roofing square (100 sq ft) installed, which puts a typical Annapolis single-family roof around $18,500–$26,000. We publish this because a contractor who will not talk about money until they are standing in your kitchen is managing you, not quoting you.

These are planning ranges from our published price book, not quotes, and they will vary — sometimes well outside the range. Roof pitch, the number of existing layers to tear off, deck condition found once the shingles are off, chimney/skylight/wall flashing, ventilation brought up to code, gutter and fascia work, and site access all move the number. A roof measured at 24 squares that turns out to have two layers and rotten sheathing is a different job than the one the range describes. The only accurate figure is a written line-item estimate after a free measured inspection. Get an instant online estimate →

Permits & approvals

Who signs off on a roof in Annapolis

Annapolis does its own permitting. Work inside city limits goes through the City of Annapolis, not Anne Arundel County — which catches out homeowners, and contractors, who call the county first. Their permit line is 410-263-7961. We pull the permit as part of the job — you are not meant to be chasing this — but it is your house, so you should know who is actually deciding.

Worth knowing: Annapolis runs its own building permitting inside city limits rather than going through Anne Arundel County.

Annapolis has a designated historic district. If your home falls inside it, the material you choose matters more than usual. Review is run by the City of Annapolis Historic Preservation Commission, not by the permit office.

The commission reviews applications to "construct, alter, move, demolish, or repair a structure within the historic district" — repair is named, so a re-roof is reviewable work. Annapolis also runs a staff-level administrative approval path for smaller items.

Permit rules change and depend on the scope of the work — replacing shingles, replacing decking and rebuilding a roof structure are not treated the same. Confirm anything that matters to you with the office above rather than with any contractor's website, including ours.

What does a new roof cost in Annapolis?

In Annapolis, architectural shingle runs about $775 to $1,075 per roofing square (100 sq ft) installed, which puts a typical Annapolis single-family roof around $18,500–$26,000. That is a planning range from our published price book, not a quote — the real number comes off a measurement and an inspection, because pitch, layers to tear off, deck condition, chimney and skylight flashing, and how much of the roof a crew can reach from the ground all move it.

Who pulls the roofing permit in Annapolis?

Roof replacement in Annapolis is permitted through your local permit office. We pull it, we schedule the inspection, and the permit number is on your contract — you should never be asked to pull your own roofing permit.

Is the Annapolis roof inspection really free?

Yes. The inspection and the 20+ photo damage report are free and yours to keep whether or not you hire us. No inspection fee, no consultation invoice, and if your roof does not need work we will tell you that.

Will insurance cover my Annapolis roof?

If your roof has storm, hail or wind damage, your policy may cover a replacement — on an approved claim your deductible is typically your out-of-pocket cost. We document the damage, provide a line-item estimate, and meet your adjuster on-site. We are a roofing contractor, not a public adjuster, and we do not negotiate your claim for you.

How fast can you get to my Annapolis home?

We typically schedule a free inspection within 24 hours across Anne Arundel County. Calls are answered and appointments booked 24/7; crews work daylight hours. For an active leak call (240) 880-2108 and we will prioritise you.

Has there been storm damage in Anne Arundel County recently?

NOAA logged 55 storm reports in Anne Arundel County in the last 6 months, with hail measured up to 0.75″. Storm data is preliminary NOAA/NWS public data; damage on your specific roof is confirmed at the inspection, not from a map.
