Snap-lock vs mechanically seamed

On pitches of 3/12 and steeper we install snap-lock standing seam — concealed clips, no exposed fasteners, nothing through the panel face to leak in ten years. Below 3/12, and on any run with real water dwell, it has to be a mechanically seamed panel: the seam is folded closed on site with a seaming machine. Anyone quoting snap-lock on a low-slope section is quoting the cheaper install, not the right one.

  • Exposed-fastener panel is not standing seam. Corrugated agricultural panel screwed through the face costs a fraction of standing seam and has hundreds of gasketed holes in it. Those gaskets are the roof's service life. If a quote is far below the range above, this is usually why.
  • Thermal movement. A long metal panel grows and shrinks with temperature. Clips must allow it. Panels fastened as though they were static oil-can, and eventually tear at the fastener.
  • Trim is where metal is won or lost. Ridge, hip, valley, rake and the wall transitions are custom-bent on site. This is the line item worth reading, and the one that separates a metal roof at twenty years from one that is being repaired at eight.
  • Ice and snow retention. Metal sheds snow in slabs. Over a Frederick entry, walkway or driveway, snow retention belongs in the scope.
