What a roof actually costs in Pasadena

In Pasadena, architectural shingle runs about $775 to $1,075 per roofing square (100 sq ft) installed, which puts a typical Pasadena single-family roof around $18,500–$26,000. We publish this because a contractor who will not talk about money until they are standing in your kitchen is managing you, not quoting you.

These are planning ranges from our published price book, not quotes, and they will vary — sometimes well outside the range. Roof pitch, the number of existing layers to tear off, deck condition found once the shingles are off, chimney/skylight/wall flashing, ventilation brought up to code, gutter and fascia work, and site access all move the number. A roof measured at 24 squares that turns out to have two layers and rotten sheathing is a different job than the one the range describes. The only accurate figure is a written line-item estimate after a free measured inspection. Get an instant online estimate →

Roofs in Pasadena

What we actually find on Pasadena roofs

Pasadena is a peninsula between the tidal Patapsco and the Magothy, and it has two housing populations that barely overlap. The shoreline colonies — Riviera Beach, Green Haven, Lake Shore, Chelsea Beach, Magothy Beach — were platted as summer beach lots from the 1920s, and about a quarter of the homes here predate 1960. Inland along Mountain Road it is 1970s and 80s tract housing, with the 1980s the largest single decade.

Salt is the thing that makes Pasadena different from every other town we serve. Within a few hundred feet of open water, nails, drip edge, valley metal, step flashing and gutter hardware corrode measurably faster than the field of the roof wears. On a 1950s house that has never been re-flashed the metal dies long before the shingles do, and you can usually see it as rust bleeding below the valleys and at the chimney.

The other Pasadena problem is what the cottages became. A 1930s summer place turned into a year-round house by growing — enclosed porches, sunrooms, pop-tops, roofed waterside decks — and every addition is a new roof plane meeting an existing wall. Those junctions were often flashed with a continuous L and a bead of caulk rather than woven course by course, and a lot of those porch and dormer roofs sit under three in twelve, which is below what shingles are rated to shed. Add the open-water exposure on a point lot, where the wind arrives with nothing upwind to slow it, and the corners and eaves take pressure the inland subdivisions never see.

Yes — United Developers serves all of Pasadena and Anne Arundel County, including 21122 and nearby Glen Burnie, Severna Park, Riviera Beach. We are GAF Certified and licensed in Maryland (MHIC #111971).

What does a new roof cost in Pasadena?

In Pasadena, architectural shingle runs about $775 to $1,075 per roofing square (100 sq ft) installed, which puts a typical Pasadena single-family roof around $18,500–$26,000. That is a planning range from our published price book, not a quote — the real number comes off a measurement and an inspection, because pitch, layers to tear off, deck condition, chimney and skylight flashing, and how much of the roof a crew can reach from the ground all move it.

Who pulls the roofing permit in Pasadena?

Roof replacement in Pasadena is permitted through your local permit office. We pull it, we schedule the inspection, and the permit number is on your contract — you should never be asked to pull your own roofing permit.

Is the Pasadena roof inspection really free?

Yes. The inspection and the 20+ photo damage report are free and yours to keep whether or not you hire us. No inspection fee, no consultation invoice, and if your roof does not need work we will tell you that.

Will insurance cover my Pasadena roof?

If your roof has storm, hail or wind damage, your policy may cover a replacement — on an approved claim your deductible is typically your out-of-pocket cost. We document the damage, provide a line-item estimate, and meet your adjuster on-site. We are a roofing contractor, not a public adjuster, and we do not negotiate your claim for you.

How fast can you get to my Pasadena home?

We typically schedule a free inspection within 24 hours across Anne Arundel County. Calls are answered and appointments booked 24/7; crews work daylight hours. For an active leak call (240) 880-2108 and we will prioritise you.

Has there been storm damage in Anne Arundel County recently?

NOAA logged 55 storm reports in Anne Arundel County in the last 6 months, with hail measured up to 0.75″. Storm data is preliminary NOAA/NWS public data; damage on your specific roof is confirmed at the inspection, not from a map.
