Severn pricing, in the open

What a roof actually costs in Severn

In Severn, architectural shingle runs about $775 to $1,075 per roofing square (100 sq ft) installed, which puts a typical Severn single-family roof around $18,500–$26,000. We publish this because a contractor who will not talk about money until they are standing in your kitchen is managing you, not quoting you.

These are planning ranges from our published price book, not quotes, and they will vary — sometimes well outside the range. Roof pitch, the number of existing layers to tear off, deck condition found once the shingles are off, chimney/skylight/wall flashing, ventilation brought up to code, gutter and fascia work, and site access all move the number. A roof measured at 24 squares that turns out to have two layers and rotten sheathing is a different job than the one the range describes. The only accurate figure is a written line-item estimate after a free measured inspection. Get an instant online estimate →

Roofs in Severn

What we actually find on Severn roofs

Severn grew with Fort Meade, and it is the newest-building town in Anne Arundel that we work in: roughly a third of every home here has gone up since 2010. Before that it was 1970s ranchers, split-foyers and split-levels in Pioneer City and The Provinces, then a steady 1990s and 2000s run. There is essentially no historic residential core — under a thousand homes here predate 1960.

On the new stock this is not an age-replacement market and we will not pretend otherwise. The work is storm and defect: starter courses nailed wrong, ridge-vent end caps leaking, kick-out flashing left off where the garage roof dies into the house wall, and party-wall details on the townhouse runs. Much of it is a claim or a warranty conversation rather than a re-roof.

The 1970s houses are the opposite and they are at the end of their second covering. The systemic issue there is ventilation: a ridge vent retrofitted decades later without matching intake at the soffit, or with the intake blown shut by later attic insulation, ages the shingles from underneath and condenses on the deck in winter. And on the split-levels the siding was very often installed over the step flashing rather than lapping behind it, which traps water in exactly the place you cannot see.

What does a new roof cost in Severn?

In Severn, architectural shingle runs about $775 to $1,075 per roofing square (100 sq ft) installed, which puts a typical Severn single-family roof around $18,500–$26,000. That is a planning range from our published price book, not a quote — the real number comes off a measurement and an inspection, because pitch, layers to tear off, deck condition, chimney and skylight flashing, and how much of the roof a crew can reach from the ground all move it.

Who pulls the roofing permit in Severn?

Roof replacement in Severn is permitted through your local permit office. We pull it, we schedule the inspection, and the permit number is on your contract — you should never be asked to pull your own roofing permit.

Is the Severn roof inspection really free?

Yes. The inspection and the 20+ photo damage report are free and yours to keep whether or not you hire us. No inspection fee, no consultation invoice, and if your roof does not need work we will tell you that.

Will insurance cover my Severn roof?

If your roof has storm, hail or wind damage, your policy may cover a replacement — on an approved claim your deductible is typically your out-of-pocket cost. We document the damage, provide a line-item estimate, and meet your adjuster on-site. We are a roofing contractor, not a public adjuster, and we do not negotiate your claim for you.

How fast can you get to my Severn home?

We typically schedule a free inspection within 24 hours across Anne Arundel County. Calls are answered and appointments booked 24/7; crews work daylight hours. For an active leak call (240) 880-2108 and we will prioritise you.

Has there been storm damage in Anne Arundel County recently?

NOAA logged 55 storm reports in Anne Arundel County in the last 6 months, with hail measured up to 0.75″. Storm data is preliminary NOAA/NWS public data; damage on your specific roof is confirmed at the inspection, not from a map.
