What a Sterling roof costs

We price Sterling by your ZIP, not by your county

There is no single Loudoun County number, so we stopped printing one. Sterling prices off its own ZIP — the drive, the permit office, the age and pitch of the housing stock, and what roofs of your size have actually sold for on your streets. Two homes the same size in the same county land thousands apart, and a page that quotes them the same figure is guessing at one of them.

So we measure first. The inspection is free, the 20+ photo report is yours to keep whether or not you hire us, and the number you get back is a written line-item estimate for your roof in your ZIP — not a range copied off a web page.

What moves it most
Pitch, and how much of the roof a crew can reach from the ground.
What hides until tear-off
Layers to remove, and deck condition under them.
What the estimate must list
Flashing, ventilation to code, gutter and fascia work — by line, not as “etc.”

A roof measured at 24 squares that turns out to have two layers and rotten sheathing is a different job from the one any published range describes — which is exactly why we do not publish one. The only accurate figure is a written line-item estimate after a free measured inspection, and you can compare it against anyone. Book the free Sterling inspection →

How it works in Sterling

From inspection to a roof that's done right

  1. 1
Free 24-hour inspection & photo report. We document every slope, every penetration and every sign of hail or wind damage on your Sterling roof. The report is yours to keep either way.
  2. 2
A written line-item estimate. Materials, tear-off, decking, flashing, ventilation, permit and warranty, each on its own line. Not a single number on the back of a card.
  3. 3
Permit pulled, date scheduled. We pull the Sterling permit and the number goes on your contract. Most single-family roofs install in one day.
  4. 4
Final walk and warranty registered. Magnet sweep of the property, photos of the finished work, GAF limited lifetime material coverage registered in your name, and our workmanship warranty stated in the contract you signed.

Roofs in Sterling

What we actually find on Sterling roofs

Sterling is two building eras on one map. Sugarland Run and the older Sterling Park streets went up in the late 1960s and 1970s; Countryside, Cascades and Potomac Falls filled in through the late 1980s and 1990s. Almost nothing here is on its original roof.

A 1970s Sterling Park house has been re-roofed twice by now, and the honest question on the inspection is what happened the second time. Layovers were normal here — a second layer of shingles nailed straight over the first — and a layover hides whatever the decking was doing underneath it. You do not find that from the driveway.

Whole streets in Countryside and Cascades were built inside the same eighteen months by the same builder with the same shingle. That means they also reach the end of that shingle inside the same eighteen months. If three neighbours have replaced a roof this year, that is information about yours, not a coincidence.

Sterling sits on the open western side of the county with far less tree cover than the inner suburbs, and wind gets a clean run at these roofs. Wind damage here shows up first as creased or lifted tabs along a ridge or a rake edge, which reads as nothing at all from the ground and reads as a claim from the roof.

Permits & approvals

Who signs off on a roof in Sterling

Roofing permits for Sterling are handled by Loudoun County Department of Building and Development. Their permit line is 703-777-0220. We pull the permit as part of the job — you are not meant to be chasing this — but it is your house, so you should know who is actually deciding.

Worth knowing: Read from loudoun.gov on 2026-09-03; permitting counters are at 1 Harrison St. SE in Leesburg, Monday to Friday 8:30 a.m. to 5 p.m. Whether a particular re-roof needs a permit depends on scope.

Permit rules change and depend on the scope of the work — replacing shingles, replacing decking and rebuilding a roof structure are not treated the same. Confirm anything that matters to you with the office above rather than with any contractor's website, including ours.

Sterling roofing questions

Straight answers

Do you serve Sterling, VA?

Yes — United Developers serves all of Sterling and Loudoun County, including 20164, 20165, 20166 and nearby Ashburn, Herndon, Potomac Falls. We are GAF Certified and licensed in Virginia (VA Class A #2705183185).

What does a new roof cost in Sterling?

We price Sterling by ZIP rather than publishing one Loudoun County figure, because there is no single figure that is true across a county — the drive, the permit office, the age and pitch of the housing stock and what roofs of your size have actually sold for on your streets all move it. The real number comes off a measurement and an inspection: pitch, layers to tear off, deck condition found once the shingles are up, chimney and skylight flashing, and how much of the roof a crew can reach from the ground. The inspection is free and the photo report is yours to keep.

Who pulls the roofing permit in Sterling?

Roof replacement in Sterling is permitted through Loudoun County Department of Building and Development (703-777-0220). We pull it, we schedule the inspection, and the permit number is on your contract — you should never be asked to pull your own roofing permit.

Is the Sterling roof inspection really free?

Yes. The inspection and the 20+ photo damage report are free and yours to keep whether or not you hire us. No inspection fee, no consultation invoice, and if your roof does not need work we will tell you that.

Will insurance cover my Sterling roof?

If your roof has storm, hail or wind damage, your policy may cover a replacement — on an approved claim your deductible is typically your out-of-pocket cost. We document the damage, provide a line-item estimate, and meet your adjuster on-site. We are a roofing contractor, not a public adjuster, and we do not negotiate your claim for you.

How fast can you get to my Sterling home?

We typically schedule a free inspection within 24 hours across Loudoun County. Calls are answered and appointments booked 24/7; crews work daylight hours. For an active leak call (240) 880-2108 and we will prioritise you.

Has there been storm damage in Loudoun County recently?

NOAA logged 41 storm reports in Loudoun County in the last 6 months, with hail measured up to 0.88″. Storm data is preliminary NOAA/NWS public data; damage on your specific roof is confirmed at the inspection, not from a map.
